The Sewoon Redevelopment Promotion District (Sewoon District) has been steadily implementing attempts to develop an underdeveloped urban environment while carrying out many years of urban regeneration projects. However, research on the spatial environment of the area established in the midst of constant changes has been insufficient, and the methods of urban regeneration projects have been implemented separately from the industrial ecosystem. Amid these problems, alley space, an organizational feature of Sewoon District, was recognized as one of the important targets of continuous urban regeneration projects. This study conducted a survey and analysis of the two Sewoon districts, where the original urban organization remains among the established areas and where various industries are distributed. In order to study the characteristics of alley space in Sewoon District 2, alley space and industry were investigated and analyzed, and the following characteristics were derived:
First, it was found that the alleys of Sewoon District 2 were formed by the boundaries of buildings, not sites. Since Sewoon District 2 was formed by the boundaries of buildings, it was found that the alley width was diverse and irregular.
Second, the types and components of the built-up two-zone alley space were found to form unique physical properties: floors, building elevations (walls), roofs, and awnings. The alleys of Sewoon District 2 showed various complex shapes, such as circular, building-type, and neutral alleys. In addition, the alley space floors, walls, roofs, and awnings were found to have different shapes, elements, and materials from one alley to another.
Third, Sewoon District 2 was analyzed to determine the characteristics of alley space by industry. Among the types of industries in Sewoon District 2, the electricity/electronics, machinery/mechanical components, science, and restaurant industries concentrated in alleys differed depending on the activities of the industry, which was closely related to the physical characteristics of the alley space.
Sewoon District 2 has been adapted to alley space according to its characteristics, because small industrial spaces have been introduced since the formation of alleys. The aim was to analyze the relationship between the physical characteristics of the industrial and alley spaces identified through the survey of the status of the two zones based on this research and present them as basic data for urban regeneration projects in the Sewoon Redevelopment Area.
