Since the middle 1990s, residential-commercial buildings with a different residential style have gotten higher housing prices than general apartments. Therefore, they have been firmly established in high-income brackets as a new residential style.
This study thereupon aimed to find out residential-commercial building's pricing factors which are different from those of general apartments. These pricing factors consist of complex uses like residential, business and commercial facilities, the value of welfare facilities for residents and so on. In addition, the study was supposed to analyze how much these factors affect the pricing of residential-commercial buildings.
This study analyzed the primary factors affecting the formation of offer prices as of April 2007 and the special extent of the study is the whole areas of Seoul.
The independent variables were divided into five variables of structural characteristic (size (pyeong), the average number of floor, the front door structure, and the exclusive area by household), seven variables of housing complex characteristics (total number of household, the year of move-in, the number of apartment buildings, hearing fuels, heating methods, construction capability, and the distribution of size(pyeong)) and three variables of location characteristics (the time of movement, the number of convenient facilities, and the number of educational facilities). Then, the study analyzed these variables in order to analyze the price characteristics of residential-commercial buildings. Dependent variables are the sale prices and price per pyeong of residential-commercial buildings. Furthermore, linear, semi logarithm, inverse semi logarithm and double logarithm functions were used as substitute models of Hedonic price function.
In addition, the study aimed to analyze the pricing factors of residential-commercial buildings in five areas of Seoul (the northwest, the northeast, the city center, the southwest, and the southeast). First of all, according to the analysis of sale prices of residential-commercial buildings in these five areas, the northwest is the first group, the northeast, city center, and the southwest belong to the second group and the southeast is the third group. The northwest shows the lowest level of prices and the northeast, city center and southwest have similar prices at a middle level. The southeast has the highest prices showing distinction from other areas. Besides, judging from the extraordinarilyhigh average sale prices or prices per pyeong of residential-commercial buildings in the southeast, we can understand that high class residential-commercial buildings are concentrated in Seocho, Gangnam, Songpa and Gangdong-gu.
The analysis using Hedonic price function showed that sale prices rather than prices per pyeong as a dependent variable clearly explained the price characteristics of residential-commercial buildings. This means that data collected by researchers can give clearer explanation for the sale prices rather than the prices per pyeong. Moreover, according to the analysis by Hedonic price function, the model, which was analyzed by double logarithm function with sale prices as a dependent variable, gave the clearest explanation with R2 = 0.872.
Furthermore, among fifteen independent variables used in this study, the size (pyeong), the total number of household, the rate of exclusive area and the year of move-in made the most important impact on the price characteristics of residential-commercial buildings. The size (pyeong) and the rate of exclusive area correspond to the structural characteristics of residential-commercial buildings and the total number of household and the year of move-in come under the characteristics of a housing complex. Nevertheless, the variable of location characteristics was analyzed to have no special interrelationships. In other words, the residential-commercial building's own characteristics have a greater impact on its price than surrounding conditions. On the other hand, the front door structure and the exclusive area by household were revealed to be the meaningless variables for the price characteristics of residential-commercial buildings
