신촌상권에 미치는 영향 분석 : 연세대학교 학생수를 중심으로

국문 초록 (Abstract)

서울시 서대문구에 위치한 연세대학교, 이화여자대학교를 중심으로 형성된 신촌상권은 서울의 대표적인 대학가 상권이다. 대학가 상권의 주된 이용객은 학교와 관련이 있는 집단이다. 하지만 송도국제도시의 개발에 따라 연세대학교 신촌캠퍼스는 캠퍼스의 포화문제를 해결하기 위해 송도 국제캠퍼스를 설립하면서 신촌상권의 주된 이용객인 연세대학교의 인구에 변화가 시작되었음을 알 수 있다.
따라서 본 연구는 신촌캠퍼스의 공간적 연장인 송도 국제캠퍼스 개교로 인구의 변화가 생긴 신촌의 상권에 학생 수가 어떠한 영향을 미치고 있는지를 연구하는데 목적이 있다.
이 연구 목적에 근거하여 신촌상권의 형성과 발전과정을 살펴보고, 신촌상권의 업종변화와 유동인구, 그에 따른 임대료의 변화추이를 분석하여 결과를 도출하였다.
신촌 상권에 기타 주점업이 감소한 시점과 공실률이 증가된 시점, 지하철 2호선 신촌역의 승하차 인원수와 연세대학교 상주인원수를 연도별로 확인해 본 결과 변화가 일어난 시기가 일치하며, 그에 따른 임대료 분석 결과 하락한 것을 알 수 있다.
송도 국제캠퍼스 개교로 인한 학생수의 이동으로 신촌상권이 영향을 받은 것을 확인할 수 있었다.

다국어 초록 (Multilingual Abstract)

Sinchon Commercial Zone that is formed centering around Yonsei and Ewha Woman's University in Seodaemun-gu is a major college-street commercial zone in Seoul. The primary visitors to Sinchon Commercial Zone have been the groups related with the universities. However, as Songdo International City was developed, Yonsei University established its Songdo campus in order to solve the problems of the Sinchon campus saturated, which means that the main users of Sinchon Commercial Zone have been split between Sinchon and Songdo.
The purpose of this study is to examine what effects the number of students has on the Sinchon Commercial Zone as the Songdo Yonsei campus has opened, absorbing a considerable number of Yonsei students.
For this purpose, this study reviewed the process of Sinchon Zone being formed and developed, and then, analyzed the change of Sinchon Zone in terms of changed business types, transient population and changed shop rents, and thereupon, drew some conclusion.
Thus, this study checked the time when the liquor bars decreased and the vacant offices increased, and thereupon, checked the number of people who had got on or off at Sinchon subway station and the number of Yonsei University's residents by year, and after all, it was confirmed that the changes occurred almost simultaneously. Hence, the rental fees had decreased.
In conclusion, it could be confirmed that Yonsei Songdo International campus affected the Sinchon Commercial Zone.
