Jane Jacobs maintained the mix of use and the activation of downtown through the activity of a pedestrian in the urban street in 1960s in opposition to the access way of functionalism by the modern city planners. Various facilities of pedestrian space, based on the claim of Jacobs were emerged: mixed use development prevents the urban doughnut, secures reasonably good public facilities from the regeneration and activation of region, and secures the activity space such as pedestrian, residential, work, and commercial space. However, mixed use development of downtown in Korea is made with the building of lot unit and the plot development of small unit without considering the region and district, and whole system and complex features are not considered by only considering the economic validity. It is because that objective study on the effect of mixed use development on the urban space is deficient.
Accordingly, the purpose of this study is to find the possibility, which can keep the individual attribute of mixed use development through the objective analysis of the effect of mixed use development on the urban spatial configuration and is not separated from the context of social, cultural, and physical aspects of city, performing the function of unit at the same time.
The method of study is to compare and analyze the space before and after development with analysis case by applying the urban spatial configuration theory, which is the quantitative analysis of the spatial relation between whole urban space and mixed use development, and dividing the space of mixed use development into regional range, exterior and street space, and block interior space.
First of all, by analyzing the physical space configuration and space configuration system of mixed use development, the analysis was carried out on the composing method of major entrance, connected to the public traffic in the establishment method of cubic moving line for the connection with surrounding block and entrance way of tangible block interior, composing the exterior space. The features of space configuration in each case was grasped.
After then, the effect of urban space development by the mixed use development through the result of correlation analysis between city space and mixed use development, was analyzed and thereby indication and plan direction were set through the comparative analysis of before and after mixed use development according to analysis cases. As a result of study, the indications not to be isolated from the context of city's social, cultural, and physical aspects are as followings:
First, interior space centered development method of free standing type block complex, composing the block through several independent buildings rather than single building development type of Mega Structure, composing exterior space such as extended pavement in the mixed use development can enhance the amelioration effect of urban spatial configuration.
Second, in case of block inside entering way of mixed use development, open space plan, making the access possible in every road is important by attracting the urban street space into the inside of mixed use development, rather than the way of putting the major entering part, connecting the public traffic such as subways.
Third, in the moving line plan of block inside, the composition of cubic pedestrian system through the composition of artificial ground is important and aggressive connection with moving line should be considered in the pedestrian level.
