성남시 정비사업 추진을 위한 기성시가지 블록 특성에 관한 연구 = A Study on the Characteristics of Blocks in the Established Urban Area for Urban and Housing Redevelopment of ​​Seongnam City

국문 초록 (Abstract)

1960년대 서울시 무허가 불량촌의 철거민 이주단지로 조성된 성남시 기성시가지는 임야의 지형이 그대로 노출된 채 주거지와 도로가 형성된 특수한 공간구조를 가지고 있다. 본 연구의 목적은 성남시 도로체계를 중심으로 기성시가지 내 물리적 요소들의 특성을 분석하고 서로의 관계성을 밝히고, 향후 이러한 물리적 특성을 고려하여 바람직한 정비사업의 방향성을 제시하고자 하는 데 있다. 대상지내 도로의 배치 특성과 블록의 물리적 특성을 분석하기 위해 도로를 유형화하고, 블록규모, 필지규모, 과소필지, 건축물 밀도, 노후도, 접도여건, 경사도 등의 변수를 설정하여 지형적 여건(경사도)과 블록의 접도 유형별(차로수)로 특성을 분석하였고, 블록의 접도유형별로 변수들 간의 특성을 밝히고자 분산분석(ANOVA)을 실시 하였다. 그 결과 주간선도로의 배치간격이 규정상 2배를 상회하고 주간선도로에 모든 도로들이 빈번하게 접속하는 등 가로망체계가 부적절하였다. 또한, 분산분석 결과 블록의 규모를 제외한 블록의 특성 변수들은 접도 차로수 유형별로 서로의 차이를 보여 도로체계에 따라 주거지의 물리적 특성들이 결정되었다. 따라서 주거지의 정비사업시 바람직한 가로망 체계를 계획하고, 도로로 구획되는 블록의 적절한 규모계획이 필요하다.

다국어 초록 (Multilingual Abstract)

The existing downtown area of ​​Seongnam City, which was developed in the 1960s to relocate residents of unlicensed and substandard housing in Seoul, has a special spatial structure in which residential areas and roads were built without leveling the terrain. The purpose of this study is to analyze the characteristics of physical elements in the established urban area of ​​Seongnam City, focusing on the road system, to reveal their relationships with each other, and to suggest a desirable direction for future redevelopment projects by considering these physical characteristics.In order to analyze the road layout characteristics and the physical characteristics of blocks in the target area, roads were classified and variables such as block size, lot size, undersized lot size, building density, aging, access conditions, and slope were set to analyze the characteristics by topographical conditions (slope) and block access type (number of lanes). In addition, analysis of variance (ANOVA) was conducted to identify the characteristics of variables by block access type. As a results of the analysis of variance showed that the block characteristic variables, except for the block size, showed differences according to the number of lanes accessed, indicating that the physical characteristics of residential areas were determined by the road system.Therefore, when planning a residential development project, it is necessary to plan a desirable road network system and an appropriate size plan for the blocks divided by roads.
