不動産컨설팅業 管理의 制度化에 關한 硏究

Real Estate makes a change. In the change of real estate's circumstances now the consulting of real becomes an important field among the business of real estate's service in the domestic as well as oversease and the consulting of real estate is recognized more essential and necessary because once it is developed we can't return the developed real estate to the original shape.
Because of the above cause the consulting of real estate needs more sociality, community, morality as aprodessional job than any other field.
Today the korea's consulting of real estate remains in a primary step.
Thus many problems arise in the field.
First, I think that the realated law should be prepared to procure the professionalism and credit in the business of real estate's consulting as ameans for the activation of real estate's consulting, we can provide good service for common customers through preventing the disorder and confusion of the real estate's business as well as procuring the thrust the public.
Second, And, I feel that it is desirabl to take the test for granting qualifications to enhance the qualifications of the real estate's consulting.
It is advisable that we restrict the qualifications for applying for the test to the men who have the certificates of the realated field, for example certified agent of real estate, appraiser and architect and who have pratical experience.
Once the system of certificate get firmly fixed, we can expect that we will enhance professionalism of the field and prevent the confused phase in the performing area of the estate's consulting in some degree.
Third, And we can get the result of scientific and systematic performance in the field. For enlarging realestate's business more actively the business world, academic circles, and the administration etc. have progressed the serious studies, but don't get any clear conclusion.
Fourth, Besides, it is necessary to establish the scientism and professionalism of service to meet the good demand.
For achieving the scientism and professionalism we have to equip the educational program for real estate's consulting, perform the educational system for promoting the capacity in practical affairs, establish the analytical system of real estate's statistics, and furnish the opening, sharing system of real estate's information.
If these systes are established, we can prevent the misunderstanding resulted from an information deficit as well as lend support to competitive power in overseas, attain theefficient management of real estate's consulting, and accomplish the desirable result in managing real estate's properly.
We should be devise a plan for solving these problems quickly and we must note that maybe we will to result in the consequence of ignorance from many customers with only today's level.
Because the consulting of real estate is often not to the specialist with theoretical knowledge, experience on many things bealated to real estate but to the non-professionals, there are many non-professionals of real estate's agent.
Thus it is expected that there will be the disorder and confusion on the market of real estate's consulting.
Because the majority of real estate's agents are the small business in the scale and finance, and so it is beyond their power to expect to get a professional service from them.
We can't find the solitions to give sympathy to everyone because world has entangled conflicted interests in the field.
There is no room for a different opinion in preparing an institutional means in any form to settle down the business of real estate's consulting sucessfully.
