In Korea stock market, there were only one type of REITs, CR REITs(Corporate Restructuring REITs) listed and traded up to 2004. Hence, the empirical studies limited on CR REITs always incurred the hasty generalization problem in estimating the characteristics and performance of other REITs based on CR-REITs studies. This study aims to provide investors with useful information through setting up the optimized portfolio comprised around many types of REITs(listed in stock market) with stock and bond. This paper concentrates on the risk-return relationship and diversified investment characteristics of 6 REITs(Self Managed RETIs 3, Outside Advisory REITs 2, CR-REITs 1), KOSPI 200 Index(stock portfolio) and MKF TBI(bond portfolio). Those are listed and traded in current stock market.
The results of this study are as follows.
First, the analysis of overall return rate and sharp ratio shows the patterns of high risk-low return(golden narae, gwanghee), high risk-high return(e-corea), medium risk-low return(KORCREF CR REITs 8, 15 and so on) unlike previous studies.
Second, the β coefficients in Outside Advisory REITs and CR REITs show the portfolio diversification but the one in Self Managed REITs is higher and means low portfolio diversification,
Third, the correlation coefficients among REITs, KOSPI 200 INDEX and MKF TBI are relatively low,
Forth, the effects of lowering risks are estimated by the overall return rate and sharp ratio. These are analyzed by combining REITs and stock portfolio, REITs and bond portfolio, all three assets(REITs, stock, bond).
This results imply that REITs don't show high return even with high risk, low diversification effect. The performance of REITs(return and risk) could not follow those of stock or bond portfolios under the given time period.
This study has the limitation that the number of REITs is small, analyzed time period is relatively short and current markets are in depression. Therefore, the analyzed risk-return characteristics of REITs in this study can not be generalized. Moreover, it is necessary to set a new model for pre-estimating backing up the post-estimated results of this study.
