This dissertation studies a normative approach that should provide residential plans for the consumer rather than the provider For the satisfaction of residents who are the consumers and users of houses, an analysis of the priorities in and elements of residential choice is needed at the present time that focuses on multiplicity and individualism.
And this dissertation is intends to consider: 1) housing projects based on the consumer-centered approach, 2) the priorities behind problem solving, 3) the methods of examination-problem solving, 4) solutions to the problems behind decision-making in residential choice, That is, users considerations of 'what and how much' when they choose their house.
Hence the aim of this dissertation is devided into 4 parts: 1) understanding elements in residential choice, 2) deducing relative priority among elements respectively, 3) understanding the structure of that priority and the elements in residential choice and its method, 4) comparison of the relative priority between experts and residents.
This study considers that 1) personality and preference participate in the whole process of residential choice, 2) individual pairs compare elements in residential choice, 3) the residential choice can represent a set of attributes, 4) users synthesize and choose reasonably from information gathered about elements in residential choice, 5) a hypothesis that, according to the passage of time, residents belong to neighborhoods or a place of residence and oppose potential migrants. This offers the theoretical basis of a questionnaire-survey analysis.
According to an analysis of the questionnaire survey as a positive study that considers that the experts and the housewives who live in apartments are objects, this dissertation describes the structure of residential choice, the relative priority of elements in residential choice, factors influencing elements in residential choice and a distinction of the relative priority of elements in residential choice between experts and users. Furthermore, it summarizes the analysis method in order to help understand the analysis method.
After the above theoretical study, the questionnaire-survey produced the results below by taking into account the experiences of experts and housewives who lived in the same apartment complex for 5 years in Sunchon and Kwangyang city in 2001.
First of all, from the literature study, elements in residential choice are: indoor space (housing size, number of rooms, privacy, unit plan, bedroom size, size of the living room, convenience of house management and the number of bathrooms); indoor facilities (interior, kitchen facilities, facility condition, emergency supplies, elevators, heating systems and information and communication systems); indoor comfort (view, noise, ventilation, orientation, sunshine, stairs, a pollution and dust); facilities available in the residential complex (parking lots, landscape equipment, playgrounds, shops in the complex, welfare facilities in the complex, street lighting, pedestrian paths and drainage); space in the complex (safety of children, size of the complex, block plans of apartment houses, landscape, density of the complex, interaction with the environment, topography of the complex, and reputation of the residental site), economical characteristics (housing prices, the year of construction, investment merit, management expenses, reputation of the construction company, housing expenditures, tenure, heating systems); location characteristics (educational environment, distance from workplace, distance from schools, public transportation, distance from the CBD, distance from relatives, the social environment, school groups, the distance from markets).
Second, The AHP methodology in the priority of Residential choice elements considered the relative priority of quantitive and qualitive elements, so that we cleary illustrated a decision making framework in residential choice. And the results are determined by positive analysis of the priority of elements in residential choice that uses on AHP.
The experts understand the problem of elements in residential choice are divided into residential environments, economical characteristics and the specificity of complexes. The relative priority of these is residential environment, economical characteristic and the specificity of complexes. The element of residential environment is composed of housing unit space, indoor facilities, indoor comfort conditions and facilities in the complex The relative priority of residents is composed of residential and non-residential characteristics(neighborhood characteristics). The elements of residential specificity are divided into housing unit space, indoor facilities and indoor comfort conditions. And the neighborhood specificity is composed of facilities in the complex, economical specificity, specificity of the complex and location specificity.
Third, the results of the distinction of the priority of elements in residential choice between experts and residents follow.
Research illustrates that the experts place more importance than the residents concerning elements such as orientation, air pollution, parking lots and tenure, But, the residents feel that the more important elements are the number of rooms, the convenience of house management, the number of bathrooms, elevators, view, the size of the complex, the topography of the complex, reputation of residental site, distance from relatives, social environment, school group, distance from markets, etc. This suggests indirectly that the experts were interested more in residential complexes and residential space structures because they harbor a provider-oriented bias.
