The purpose of this study was to analyze how the demographical, socioeconomic features and lifestyle affects the preference and decision factor of the silver town. Based on these results, to analyze the preference-decision factor of silver town according to the participation, supply condition and services which can improve satisfaction of aged people in order to provide basic resources which are needed to operate the silver town.
In order to achieve the goal of the research efficiently, I went side by side with both theoretical research and objective research. To apply the objective analyze method, I interviewed 600 people who were age from 40s to 50s living in small and medium sized cities including Seoul metropolitan area. 555 results were used except the 45 incomplete questionnaires.
Collected materials were processed by SPSS WIN 12.0 statistic program and conducted the frequency analysis in order to look into the demographical, socioeconomic features of the survey list. To verify the reliability and validity of the tools, I did the reliability and factor analysis. In order to look into the preference, service requirement and recognition about the supply condition of the silver town among the survey testers, I conducted the mean and standard deviation, frequeny analysis and a t-test and ANOVA, simple and multiple regression to verify the research. Hence, to consider the research carefully, I selected a subject as below.
1) How does the supply condition(region, the number of households, space, deposit money, housing structure and resident type) of silver town affects preferences of the Reserve Elderly Class?
2) How is the relationship between the life style of the Reserve Elderly Class and preference?
3) How is the difference between demographical features of the Reserve Elderly Class and participation of silver town?
4) How is the difference between socioeconomic features of Reserve Elderly Class and participation of silver town?
5) How does the Reserve Elderly Class Lifestyle affects the participation of silver town?
6) How does the participation of the Reserve Elderly Class affects the preference?
7) How does the supply condition of the silver town affect the preference of the silver town?
8) How does service (hobby, leisure time, housework, medical.) of silver town affects the preference of the silver town?
I raised a question and verified these subjects. The summery of the results about the general understanding of the silver town is as below.
First of all, the most preferable region for silver town was the nearby satellite city and suburb rest area with 51 to 100 number of households, proper area of about 84 - 120 sq.yds (21-30 pyong) and about 44 - 80 sq.yds (11-20 pyong). 27.6% of the sample wanted the residential deposit lower than 50,000 USD, 51.3% lower than 500 -1,000 USD and most of them wanted less than 1,000 USD. They also preferred the government as a central operating body, apartment type for the resident, medical valued facilities and permanent rental house.
Second, it shows that participation has positive correlation with the preference of silver town. Aesthetic lifestyle has a high correlation with hobbies and leisure. Hobbies and leisure has a quiet high correlation with the family oriented and active type model. As a result, building a silver town is part of a potential desire to act in a sense of mental stability which is filled with family members and to let aged people enjoy hobbies and leisure time with enough space to reduce stress.
Third, when it comes to the participation in demographical features, the women’s average was higher than men in gender and was more 50s than 40s. Moreover, there were more people who had theirspouse.
Fourth, the participation of the silver town in Reserve Elderly Class showed higher rates when they had good education, property around 3 to 5 hundred million and especially who are full-time homemakers.
Fifth, the contribution that lifestyle affects the silver town comes according to priority of the inclination of the city type, activeness and convenience.
Sixth, participation of silver town affects the preference with 26.5%.
Seventh, supply condition of silver town were affected by residential style, deposit and the number of households. Its value was low and explanatory adequacy was 7.3%. On the other hand, region, deposit, area, monthly rent, central operator, residential type and facility types did not have effect on the preference statistically.
Eighth, the leisure, housework and medical services had effect the preference in silver town service in order which ranked 8.9%.
According to the results, the Reserve Elderly Class prefers the a town which is located in metropolitan area, government provided, apartment style silver town with perfect medical and leisure facilities. Therefore, the government should plan to provide silver towns which can improve the elder’s residential welfare in the future aging society. The government should try to understand the desire of the Reserve Elderly Class who will become the future resident and to reflect it welfare policy. This is because that the Reserve Elderly Class has different cultural back ground and demographic features based on their generation. Moreover, they also have different preference and desire according to their personal lifestyle and social, economic ability. In addition, there should be a thorough examination of the supply condition which will have a decisive effect to the resident. When the preference of the supply condition is reasonable, the government who are the main operator of the welfare policy should develop a model of the silver town which reflects the preference of the Reserve Elderly Class. This is because, when the preference of the supply condition is reasonable, every citizen can enjoy certain quality of life without economic limitation in the aging society.
In conclusion, the government who are the main operator of the welfare policy should develop a model of the silver town which reflects the preference of the Reserve Elderly Class. The government also should lay a strong institutional foundation not only to provide silver town from the local government and non-official social service organization, but also to improve the quality of life.ife.
