In the past, Korea had been focused on the redevelopment of declining residential areas. However, since these projects were driven by private capital, the projects focused on profitability. Consequently, unprofitable redevelopment projects were rarely considered even if the district was designated as needing redevelopment. Furthermore, the areas where the projects were conducted resulted in poor public approval as the redevelopment projects were planned for the business feasibility. In response to these issues, the public’s role was more greatly emphasized. The concept of Urban Regeneration began to emerge.
This research focuses on urban regeneration projects for residential areas. While previous studies have suggested physical or social variables to improve the residential areas, this study suggests using smart technologies with ICTs (Information and Communication Technologies).
The spatial scope of the study is Shinheung-dong, Jung-gu, Incheon, South Korea. This area was selected as the scope as it was part of the Urban Regeneration New Deal Project in 2018. The New deal Project is Moon administration’s urban management policy. In this study, 13 smart technologies were derived by analyzing the urban regeneration plan for Shinheung-dong. The 13 smart technologies were further divided into 5 separate categories (Residential environment, Shared facilities, Street environment, Residential management platforms, Living & welfare). After urban regeneration plans were developed for each category.
This study is meaningful because it deeply analyzes and breaks down Shinheung-dong’s Urban Regeneration Plan. The results of the study can be used to study similar environments.
