REITs are attracting attention as an alternative investment tool that returns stable dividend returns to investors and can generate stable returns. In 2006, the domestic rental housing REITs market grew rapidly as the government implemented a policy to expand the supply of rental housing. By type, it can be divided into public rental REITs led by LH, public-supported private rental REITs led by private institutions, and private rental REITs led by pure private companies. As of 2021, the proportion of housing REITs accounted for 49.5% of the total REITs market, and the return on each type has been analyzed several times, but the research was selected as the subject of the study due to the lack of empirical analysis focusing on the operating profit ratio.
This study analyzes 105 REITs based on the investment report based on the 2020 settlement period disclosed in the REITs information system. The research method is analyzed twice by multi-linear regression analysis. First, the operating profit of 105 REITs is analyzed as a dependent variable, and second, the operating profit ratio of 62 REITs where operating income is generated is analyzed to find a more accurate result. Independent variables include REITs' financial characteristics (commission total, debt total, ROA, management efficiency, rental income ratio, equity capital ratio), business characteristics (litz type, business method, development stage), and property characteristics (asset location, asset type).
As a result of the analysis, it was confirmed that the variables that were commonly significant in the two models were REITs type and asset location, and the REITs type had a positive correlation on both sides, while asset location had a negative correlation on operating profit and a positive influence on operating profit.
Through this study, it is hoped that a desirable growth model will be presented in the growing rental housing REITs market, and a rental housing REITs market that satisfies both investors, suppliers, and consumers with a stable return on rental housing REITs.
