This empirical analysis aims to quantify the spatial distribution characteristics of apartment buyers and examine the key factors associated with the average centroid distance between buyers' residences and the respective apartment complexes. To this end, 15 apartment complexes located in the Seoul metropolitan area, major regional cities, and other non-metropolitan regions were selected. The residential address data of individual buyers were geocoded and analyzed using Geographic Information Systems (GIS). In addition, seven market- and policy-related variables that may influence the spatial distribution of demand were identified and tested for their statistical relationship with centroid distances. These variables include: (1) the sales price relative to surrounding market prices, (2) the base interest rate at the time of sale, (3) subscription competition rate, (4) resale restriction period and designation as a regulated area, (5) current market price relative to sales price, (6) jeonse (lump-sum deposit lease) price ratio, and (7) the contract rate during the initial priority subscription period.
The empirical analysis identified three variables with statistically significant associations with centroid distance: first, the sales price relative to nearby market prices; second, the current market price relative to the original sales price; and third, the initial contract rate. Specifically, a 1-percentage-point increase in the relative sales price led to an approximate 0.98 km increase in centroid distance (significant at the 10% level), while a KRW 100 million increase in the current market price relative to the sales price reduced the centroid distance by approximately 14.67 km (10% level). Furthermore, a 1-percentage-point increase in the initial contract rate was associated with a decrease in centroid distance of about 0.89 km (significant at the 5% level).
In contrast, four variables—base interest rate, subscription competition rate, resale restriction and regulation status, and jeonse price ratio—did not show statistically significant relationships with centroid distance. Additional findings indicated that, as the sales period extended beyond the initial contract phase, the proportion of buyers from the Seoul metropolitan area and major cities tended to increase. This trend was particularly evident in non-metropolitan areas, where local demand dissipated more rapidly than in major cities.
Overall, this empirical analysis contributes to a deeper understanding of the spatial behavior of external demand in Korea’s housing subscription market and offers practical insights for developing region-specific housing policies and targeted sales strategies.
