Despite of the clear improvement in the Korean apartment coloring system, there are a lot of issues remain unresolved due to the lack of social recognition of the apartment as a public environment in comparison to weighting of the apartments in the city's landscape. This study is conducted under a presumption that the coloring guideline improves the quality of the city's landscape and helps in establishing harmonious landscape. Despite of such usefulness, construction companies utilize the coloring guideline as a means to pass the coloring deliberation. These companies apply different coloring scheme or emphasizes the brand name of the constructor in applying the color. Therefore, the government administrative conflicts can not be avoided and the objectives of the coloring guideline diminish as well.
Therefore, the study explored current status and issues of the apartments colored with the constructor's company brand related colors without having the coloring guideline applied and conducted the following researches to explore methods to raise applicability of the utilization of the coloring guideline in the construction sites.
1. Explore existing theories on the city's landscape and landscape coloring while emphasizing the importance of the coloring to the city's landscape.
2. Explore the concept and status of the apartment coloring plans of city's landscape in Korea then evaluate and explore issues surrounding the apartments colored with the brand related colors without applying the coloring guideline.
3. Explore the coloring guideline adopted by the city and regional self-government then explore their characteristics and evaluate their problems.
4. Explore and evaluate coloring guidelines applied in the projects planned and developed in the district level by targeting the Eunpyeong New Town and Hwasung Dongtan U-City.
5. Extract problems and improvements on the current coloring guideline from the targeting the investigation sites and suggest corrective measures and possible improvement methods.
The results of the study is summarized as follows.
First, the results of exploring and analyzing coloring schemes of the domestic apartments have shown high improvement in coloring schemes compared to that of in the past. However, coloring schemes used to emphasize the brand image of the apartment's constructor caused overall inharmony and unbalance of the city.
Second, the study explored actual application of the coloring guideline by targeting the Eunpyeong New Town and Hwasung Dongtan U-City. Clear difference between two targets were noticed and the study determined that a partial change in the coloring plan in some part of the construction site may be required to raise utilization of coloring guideline in the future.
Third, problems of the coloring guideline found by analyzing the current coloring guideline and the two sites targeted were, lack of definition and explanation on the coloring plan from the upper level made difficulties in determining direction and trait of the colors chosen for the entire city. In addition, similarities in the guideline chosen by regions, unclear directions in the coloring plan, simple color centered coloring regulation, selection of the color and saturation range without reflecting characteristics of the apartments, selection of inflexible and rigid color range, etc., were pointed out by the study as future improvements that may be made in the coloring plan.
Therefore, in order to raise utilization of the coloring guide and to raise applicability in actual sites, the coloring guideline should not be centered on the color scheme regulation but should clearly specify range of colors allowed, guide the constructors to use diversified types of finishing materials and colors and minimize regulations to promote active application of the guideline. In addition, the guideline should not concentrate on the color centered guideline reflected with characteristics of the apartment as a public building but should put more weighting on the color tone for the active utilization and application of the color guideline in the actual sites.
