Cities in Gyeonggi-do have spatial characteristics different from one another and at the same time they form regional groups that share such spatial characteristics. The unique locality which is distinguished from other regions shall be able to act as a common factor that affects housing price. Depending on which regional group the subject housing complex belongs to, its housing price may differ. Along this line, the purpose of this study is to verify that there are differences in housing prices according to region targeting the residential development district in Gyeonggi-do, and also to analyze the effect of the regional characteristics on housing price.
This thesis conducted multiple regression analysis using the actual housing price per square meter as dependent variable and internal characteristics (housing and housing complex, and residential development district) and external characteristics of the residential development district as independent variables. The multiple regression model (Model 1) was established by constituting it only with the variables related to the internal characteristics of the residential development district. Next, having added regional dummy variables that explain the differences between the regions on the whole, the housing price model (Model 2) was established. And then by inputting the variables related to individual regional characteristic having replaced the regional dummy (Model 3), this study attempted to identify regional characteristics that bring about the differences in the housing prices between the regions.
Other conditions being equal, the housing price in the mid-region is high, followed by southern region, west coast region, eastern region, and northern border region. There are considerable differences in housing price by regional groups. The regional characteristics have a more decisive effect on housing price than the internal characteristics of the residential development district. The results are summarized as follows;
First, regulatory variables(Green Belt, Military Facilities Protection Area, and Water Source Conservation Area) inflict a negative effect on housing price. It is judged that, in case of the region where the ratio of regulation is high, not only the disadvantages of living due to lack of infrastructures, etc., but also the external diseconomies caused by regulations have affected housing prices and its demands. Second, among the independent variables, the distance to CBD has the greatest influence on the housing price, also this factor inflicts a strong negative effect on the housing price. This means that the housing prices of the residential development district in Gyeonggi-do are significantly being affected by the relative accessibility to Seoul. Third, the ratio of expressway has a strong positive effect on the housing price. This can be interpreted that when the ratio of expressway becomes higher, it improves mobility and accessibility for the residents in that region, and thus it affects the housing prices positively. Fourth, the number of major companies inflicts a positive effect on the housing price. It could be inferred that the influx of population owing to the plants has positive influence on the housing price. Fifth, the number of hospital beds per 1,000 population has positive impact on the housing price, and the number of residents per one medical institution has a strong negative impact on the housing price.
The meaning of this study could be sought in the aspect of having conducted analysis of influence on the housing price utilizing many different variables, and in particular having identified the influence of the effect of regulations that inflict to Gyeonggi-do empirically. This study would be able to be utilized by the decision makers of each region in seeking their realistic and specific alternatives in order to provide the residents with qualitative improvements of the housing environments, also as basic reference materials for spreading differential regulations according to the situation of the region. However, there is likelihood of limits of representation being held by sample materials, for the development projects of residential district in Gyeonggi-do are concentrated in the mid- and southern region along with difficulties of acquiring data and information about market value of housing.
