In the modern Korean society, the housing form has changed from a single housing to apartments where quantitative supply can be made, as more people prefer decent living environment along with their enhanced level of income. This trend led to rationalization, efficiency, and collectivism of development under the name of quantitative supply of apartments, but it has also led to uniformity and high-density of urban living environment. Against this backdrop, as demands for qualitative improvements in living environments increase, a new housing form which is both eco-friendly and has the advantages of collective housing. The town houses which were applied in urban areas go beyond the limitations of apartments, and are eco-friendly. In addition, by providing a convenient system of collective housing, town houses are becoming an alternative solution which can meet the demands of residents.
As consumers' demands vary, along with housing forms, a more differentiated plan for housing products which can reach its initial goals among various competitors is necessary. Accordingly, in order to differentiate the urban town house from other housing forms, merchandising plan became a crucial factor. The merchandising of urban town house can be categorized into general and spatial design, and the two strategies are not independent ones, but forming a complementary relationship. Between the two factors, spatial design which directly affects the life styles and the environment of the consumers can lead to quick consumer dissatisfaction, so Product Differentiation strategy is the most effective tool for town houses.
This study focused on the cultural, spatial, and functional plans of spatial design among other urban town house merchandising plans by theoretical consideration and case studies.
This study was implemented through the following process:
1. Theoretical consideration of urban town house : Study the current status of Korean living environment, and analyze urban town house which is an alternative solution for the current problems
2. Analysis on spatial design strategy for merchandising urban town house : theoretical consideration of merchandising and drawing variables.
3. Drawing variables on cultural, spatial, and functional plan for spatial design strategy among other merchandising plans.
4. Suggestions for spatial design of merchandising urban town house : Designing spaces for urban town houses through case studies.
In order to examine cultural, spatial, and functional plans of spatial design, each variables and its functions were analyzed. The case studies focused on current status on spatial design among other urban town house merchandising plans of Seoul and metropolitan areas. Art marketing for cultural plans among the spatial design, high-rise apartments for spatial plans, families per unit, and floor plans were chosen to change the space. In addition, various system was suggested based on eco-friendly, ubiquitous, and universal plans for functional plan.
The following are the spatial and functional plans of spatial design among other urban town house merchandising plans:
1. Rather than passive plans which utilize the surrounding environment, art marketing was utilized to differentiate from other products for cultural plan.
2. For spatial plan, considerations must be made to provide equal conditions for all families by making full use of the existing land to locate houses, distributing apartments in consideration of views and sunlight. In terms of plan for families per unit, plans are needed to provide various types of ground and cross section structures, with underground floor which can be provided with full skylight and ventilation. This is to give the consumers a feeling of variable and utilized walls, and a sense of multiple-level space to provide sustainable housing.
3. For eco-friendly variables of functional plan, examination and application of insulation structure of passive house, and fully apply distinctive differentiating factors with other products by enhancing natural energy application. For digital variables, not only the complex as a whole, but also for each individual families double security is important, and full planning is necessary to provide communication and broadcasting services. For universal factors, equipment to compliment the disadvantages of transportation of elderly and children, along with cost reduction is needed.
This study is implemented to suggest direction for plans on urban town house which reflects the needs and demands of consumers by forecasting spatial design strategies when planning merchandising of urban town houses in the nearest future.
