건설폐기물 발생저감을 위한 공동주택 리모델링 항목의 선호도에 대한 연구

2007년 주택법 시행령이 개정되어 리모델링 수요가증가함에 따라 리모델링 활성화를 위한 다양한 연구가활발히 이루어지고 있으나 리모델링에 따른 건설폐기물의 발생에 대한 대책이 부족한 실정이다. 이에 본 연구는 리모델링 계획 시 건설폐기물의 발생을 저감하기 위한 일환으로 공동주택 거주자의 리모델링 항목에 대한 우선순위를 조사하여 리모델링 시 발생하는 건설폐기물의 저감방안에 대한 기초자료를 제공하고자 한다. 본 논문은 기존 연구문헌 고찰을 통해 리모델링 항목을 도출하였으며, 그 결과 6개의 상위항목과 21개의 하위항목이 도출되었다. 도출된 항목들의 신뢰성 검증을 위해 전문가 면담을 실시하였으며, 공동주택 거주자의 리모델링 항목의 선호도를 파악하기 위해 거주자의 특성별로 설문조사를 실시하였다. 설문 조사 결과, 공동주택의 경과년수, 거주지역, 거주자의 재정상태에 따른 리모델링 항목의 선호도에 대한 특성을 파악하였다. 본 연구를 통해 리모델링뿐만 아니라 공동주택 계획시 거주자의 선호도에 대해 고려될 수 있는 기초자료를 마련하였으며, 추후에는 이를 바탕으로 리모델링 시 발생하는 건설폐기물의 저감방안에 대한 연구가 진행되어야 할 것이다. Since the Enforcement Decree of the Housing Act was changed in 2007, remodeling demands have increased. For this reason, many research studies are actively discussed for vitalizing remodeling, but countermeasure plan for generated construction waste is not enough. This study aims to provide basic data for the reduction plan of construction waste caused by the remodeling project through the investigation of apartments residents' priorities about remodeling elements for reducing construction waste. In this study, remodeling elements have been drawn through the literature investigation. As a result, subordinates were classified into 21 elements and superordinate were classified into 6 elements. Expert interviews were conducted to check the reliability about subordinate and superordinate elements of remodeling and the questionnaire survey were conducted to determine the residents preference of apartments remodeling elements. As a result of the questionnaire survey, we found out the characteristic of preference for apartments remodeling elements such as the period of apartment, the location and the financial condition respectively. This study presents a basic data for considering the remodeling as well as the apartment plans for the resident's preference. Further, many studies about the reduction plan of construction waste caused by the remodeling project will have to be discussed.

Recently as the construction industry has been faced with severe crisis due to global financial crisis, it is influencing reconstruction and redevelopment projects. Those projects have many troubles due to the lack of management skills and control systems. To efficiently cope with this situation, systematical processes and essential reference information should be needed. Therefore the purpose of this study is to develop a manual including processes and reference for systematic and efficient management in accomplishing by the main participant. First of all, we analyze related laws and policies, and draw characteristics and processes of the reconstruction and redevelopment projects. And through literature reviews, we identify current circumstances and causes of disputation. Besides, we develop the manual for the main participant of reconstruction and redevelopment projects through experts interview. We expect that the troubles and disputations will be reduced by utilizing the proposed manual, and cost and time will be saved in reconstruction and redevelopment projects.
