지형적 공간형태가 소득에 미치는 영향 -한남동을 중심으로-

본 연구는 저소득계층과 고소득계층의 거주 지형은 공간 형태적으로 어떠한 차이가 있으며, 고소득계층과 저소득계층 간에 표준단독주택가격 차이는 얼마나 되는지를 비교분석하고자 한다. 고소득계층이 모여 사는 지역의 지형은 둥근 원형에 가까운 공간구조 형태를 형성하고 있어서, 그 형태가 자연재해로부터 안전하고 기후적으로 안온하고 심리적으로 안정감을 느낄 수 있도록 해준다고 본다. 뿐만 아니라 건물의 디자인이나 규모를 비추어 볼 때 사회경제적으로 성공한 사람들이 사는 곳이라는 것을 시각적으로 알 수 있어, 그 형태가 고소득계층과 관련 있다고 본다. 연구지역인 한남동을 둘러싸고 있는 능선을 기준으로 넓게 본다면 타원형에 가깝다. 그 타원형 안에서도 지형적으로 다양한 모양의 공간형태가 형성되어 있다. 그 중 어떤 지역은 지형의 공간적 형태가 가파르고 불안정한 곳이 있는데 그곳에 저소득층이 살고 있다. 저소득계층이 살고 있는 지역은 노후 주택들이 무질서하게 밀집되어 있고 배수로 환경도 열악하기 때문에 집중호우로 산사태가 발생하면 귀중한 생명과 재산을 잃게 되는 재난사고가 발생할 확률이 매우 높다. 이에 이 연구는 저·고소득계층지역 간에 표준단독주택가격을 비교분석하여 지형적 공간 형태가 소득향상에 영향을 미칠 수 있다는 점에 관하여 기초자료를 제시하고자 하며, 이는 자연재해와도 관련이 있다고 본다. This paper examines geomorphological space features of both higher and lower income brackets, and thereby compares the gap of standard detached-house prices between them. The geographical features of the higher income bracket generally take the shape of an oval space structure, offering a sense of safety from natural disaster and a peaceful atmosphere as well. Based on its size and design pattern, the land form of the higher income bracket lets us know that it is where the distinguished members of society reside, and that geographical feature is closely related with higher income. As an example, the mountain that surrounds Hannam dong takes an oval form that has diverse geomorphological space features in it. And in an area of it where the land is steep and unstable reside the poor. Because of poor drainage, a residential area of dilapidated dwellings has a high possibility of disaster that can cause the loss of precious lives and cherished possessions. This paper not only analyzes but compares the standard detached-house price between the higher income bracket and the lower. Consequently it suggests a baseline data that geomorphological space features, which are closely related with natural disaster, may affect the improvement of income.
