According to statistics from the Ministry of Land, Infrastructure and Transport, by 2018, the number of houses built by redevelopment and reconstruction projects reached 1,848,066, of which approximately 42% were union members and many transactions were made. However, there is little research and analysis data on this, and it is expected that the transaction of the member s right to enter the union will be actively carried out in the future. Therefore, this study investigates what the resale factors for sellers and buyers of union memberships and as for the characteristics of resale volume, the empirical analysis was conducted on the change of the resale transaction volume according to the producer price index, loan interest rate, land price fluctuation rate, population net movement, unsold housing quantity, and occupancy in Seoul and 6 metropolitan cities. As for the resale factor, the analysis was conducted through a survey of 380 copies of the buyers and sellers who traded their shares in Busan Metropolitan City. The resellers of the union s membership live in their own apartment and their monthly income was more than 5 million won, and the method of financing also seems to utilize the funds, so most of the people have more than a certain amount of assets and have income. The reason for choosing the current area is that it is important to invest and profit because it shows return on investment, benefits for union members, small amount of investment. The factors affecting the change of resale volume were the loan rate, unsold housing, land price fluctuation rate, occupancy rate, and producer price index through correlation analysis and regression analysis.
