        가로주택정비사업의 사업성에 관한 연구 -시뮬레이션을 통한 실증분석을 중심으로 -

        This study focuses on Viability Analysis through Simulation based on the Profitability Analysis with the Street Housing-Led Housing Renewal. The spatial range of this study is limited in the Myeonmok-dong Housing Redevelopment Area which area is less than 10,000㎡. The content range is Profitability Analysis of the Street Housing-Led Housing Renewal focused on Viability Analysis based on Simulation. The factor that most influence on the Sensitivity Analysis due to the Proportional Rate is Housing Price. That is the next factor that affects Construction Costs and Floor Area Ratio. In reality, however, upward and downward adjustment of Housing Price and Construction Costs should be calculated in a fair cannot be arbitrarily adjusted according to the real estate market. Realistically than the ways to utilize the Floor Area Ratio factor for the development of the Street Housing-Led Housing Renewal may affect the Feasibility improved. Through this study is presented and the results of main factors that will supply the new homes in the metropolitan area led by discussing alternatives. This can be a solution to the housing shortage and the lease of a house on a deposit basis of the metropolitan area.

        재개발지역 부동산 투자 기피요인에 관한 연구

        주택재개발사업은 노후화된 주거환경을 개선하여 토지의 효율적인 이용을 도모하고 양질의 주택을 공급하는 데 있다. 따라서 주택재개발사업은 도시민의 주택난을 해소하고 부족한 도시기반시설을 공급한다는 측면에서 긍정적으로 평가되어 왔다. 최근에는 대내ㆍ외 경기 변동성, 부동산 경기 하락, 부동산 정책의 잦은 변경 등으로 재개발 관련 투자 및 사업 진행이 지지부진한 상태며 이에 따라 재개발 지역의 부동산 투자를 기피하는 상황이 발생하고 있다. 이에 본 연구에서는 계층화분석법을 활용하여 투자자(재개발 관련 투자 유경험자 및 재개발 지역 공인중개사), 전문가(재개발 관련 부동산 컨설팅 및 자문 전문가), 공무원(부동산 및 재개발 관련 담당 공무원)의 인식 차이를 분석하고 투자자, 전문가, 공무원 그룹을 대상으로 재개발지역에서 부동산 투자 기피에 영향을 미치는 요인을 분석하여 대안을 제시하였다. 1. CONTENTS (1) RESEARCH OBJECTIVES Housing Redevelopment Project means that improves old residential environment, devises efficient use of estate and supplies good quality of new houses. Therefore Housing Redevelopment has been evaluated that solved the housing problem of citizen and supplied shortage of city infrastructure. Recently Redevelopment investment and Redevelopment project are very slow in progress because of economic slump, recession in the real estate and change of policy. So Investors(including Real Estate Agent in Redevelopment) avoid the investment of Redevelopment area. This study analyzes a difference in awareness among Investors(including Real Estate Agent in Redevelopment), Real estate (Redevelopment consultant) and Government Officials by the Analytic Hierarchy Process(AHP). And it analyzes factors that why Real Estate(Redevelopment) Consultant and Real Estate(Redevelopment) Government Officials avoid the real estat investment in redevelopment and presents the solution. (2) RESEARCH METHOD This study attempted to investigate the importance and priority of criteria for Evasion Factor of Redevelopment by applying the Analytic Hierarchy Process(AHP) much used as one of the multi-criteria analysis techniques. (3) RESEARCH FINDINGS In order to identify a difference in awareness among Redevelopment Investor(include Real Estate Agent in Redevelopment), Real Estate(Redevelopment) Consultant and Real Estate(Redevelopment) Government Officials in a comprehensive and scientific manner. And it attempted to present a desirable from Redevelopment Investor point of view criterion. 2. RESULTS To research about Evasion Factor of Investment in a Redevelopment area. From a Redevelopment Investor and Real Estate(Redevelopment) Government Officials standpoint, Market environmental factors. From a Real Estate(Redevelopment) Consultant standpoint, Investors factors.
