Apartments, which are typical residential spaces, are reconstructed or remodeled according to aging. However, reconstruction or remodeling of apartment complexes or an individual building requires following relevant laws and policies and requires a lot of time. Therefore, there are cases where apartment residents choose remodeling that improves the living environment by renovating only the interior of their household. In order to improve the interior space of an apartment, various materials such as windows, toilets, walls, and floors are replaced, and lots of matters must be considered in this process. Several problems arise in the process of selecting a remodeling company and carrying out construction, and the problem must be resolved through owner’s decision-making. This study analyzes the problems through the case of apartment interior remodeling and suggests ways to improve them.

Efforts to utilize weather information on construction management have been made continuously. Adjusting working times with good weather forecasting can prevent unnecessary cost or construction period from increasing. In this research, a web-based construction management system is developed to make use of weather information. Weather information is given by using data provided by the Korea Meteorological Administration. Weather information by date and region is easily applied to the system depending on the location and construction date of the site. Construction managers can also identify weather information along with on-site information. In some cases, the criteria for stopping a construction work are defined by task, but often not by task. This should be determined through the experience of the existing site or expert. Within the system, the criteria set out in the legislation or construction specification are entered in principle, which allows the non-working days to be identified.

This study is to develop a non-contact construction project management solution that can reduce cost and construction period through on-site information sharing, minimizing contact with others by COVID19, and improving the productivity of the construction industry. Decisions, checklists, and execution rates of construction costs can be checked with smart devices through sharing on-site photos and videos, exchanging opinions. Details and checklist data stored on cloud servers of sites that apply non-face-to-face construction project management solutions will be used as data for analyzing amounts and construction periods depending on the size of the construction. Real-time field information sharing will reduce expected problems and waste factors, expand communication channels with users to prevent or minimize construction disputes and claims, and contribute to the expansion and growth of new research industry markets in construction technology.

It is difficult to build a only small housing in a urban or rural region because a owner meets lots of risks from planning, feasible study, estimation, design to construction. Conflicts or disputes owing to the improper communication between stakeholders like the owner, designer, contractor, sub-contractor, and manufacturer may cause the construction project to delay or stop. Thus, construction management can be a key success factor to the small construction projects. Many construction projects are built in Jeju. The middle and large projects have competent management personnels, but the small projects need a person or a company to help to complete the project goals. This research shows two case projects. One is the multi-family housing in an urban area and the other is single-family housing in a rural area in Jeju. A construction manager participates in both projects to support the owner. And the research proposes the client-customized construction management platform for small construction projects.

Real-time information on the construction project required by the owner make the project's transparency and overall productivity will be improved. This study analyzes domestic and foreign patents for construction project management to identify trends in technology development, construct cloud-based construction project management system solution UI, and proposes functions and services for each module. Trend research is conducted through patent search, and the analysis is divided into quantitative analysis which means quantitative statistics and qualitative analysis which means the technical contents of each patent. The construction project management system solution is based on smart devices at small and medium-sized sites, allowing both the owner and the construction personnel to share information.

Under the strengthening of local autonomy and decentralization, government offices are changing from the existing focus of administrative work and civil service to a hub of local communities that provides various complex functions and spaces such as local economy, society, culture and welfare. However, since there are no legal or institutional regulations for small public facilities, the plan is based on the will of the responsible departments or local residents, causing problems such as ostentatious buildings and budget waste. Therefore, this study investigates and analyzes standards and regulations for calculating appropriate areas and project budgets at domestic and abroad, and develops a Web-based appropriate project cost estimation system for establishing appropriate small-scale public office construction projects. It is expected that Web-based appropriate project cost calculation system for Jeju public government building will be utilized to prevent rational small-scale public facilities and budget abuse by providing basic guidelines necessary for the construction of public facilities during the planning phase of the small facility construction project, and to determine the appropriateness of the building.

In order to calculate the interior remodeling volume of small-scale housing, it is necessary to directly measure the interior space, but in some cases, it is impossible or difficult to measure. In this study, a method of calculating quantity using indoor photographs in the SketchUp is proposed. Since the photograph for calculating the quantity is an indoor space, the reference corner should be included, and doors, pillars, and walls should be included. Placing the photo like a perspective view allows you to complete the entire model by creating a 3D model with lines you can refer to and converting them into real-size. In the completed model, the area can be calculated for walls, windows, floors, and ceilings, so the quantity of remodeling work components can be calculated.
