This study analyzes land value of Daegu city, brings light on a centrality of land value, establishes the range of CBD and, at the same time, investigates cavitization phenomena and developmental direction of CBD.
The summaries are as follows:
(1) The centrality of Daegu city land value is that the slope of land value is steep in proportion to the distance is near from Dong-Moon Dong and the slope of land value presents slow decline-phenomena in proportion to the distance is far from Dong-Moon Dong where it is the spot of peak land value. These land value curves show the shape of □, even though they are different in the steepness of the slope.
(2) Looking into the distribution of population density in accordance with the distance centering around the central part of Daegu city, the populational cavitization phenomena of inner part of the down town city ( □ shape of inner part of the down town city) are clearly appeared and the scope reaches the radius of 1 km around the central part of a city. Therefore it is expected that it's scope and degree will be profound continuously.
(3) Because developmental direction of CBD scope of Daegu city has been developed from the_southern and northern axis in the 1970's to the eastern and western axis in the 1980's, owing from being the convenience of traffic, the removals and new constructions of colleges, and untopographical hindrance in accordance with an expansion of an eastern and western arterial road network in the direction of east and west, the expansion of an eastern and western direction will be established continuously in the future.
Therefore, it is desirable to lead the expansive energy of the central part of the city and to reorganize new structure which establishes the pivot the central part of the city by distributing the function of the central part of the city effectively in accordance with this axis.
In the future, a lot of studies and theories will have to be attained.
