코워킹 스페이스의 구성과 운영요소에 대한 중요도 분석 = An importance analysis of coworking space organization and operating components

국문 초록 (Abstract)

세계적인 금융위기로 촉발된 장기적인 경제침체를 극복하기 위한 수단으로서 공유경제가 급부상하고 있다. 소유보다 공유라는 개념의 경제활동을 말한다. 공간의 공유도 기존에는 거래되기 힘들었지만, IT기술의 발달로 다양한 공간들이 시장에서 공유되거나, 다양한 형태로 활용되는 것이 가능해졌다. 이중 사무공간의 공유는 초기 회의실 대여 등 단순한 사무공간의 대여로 시작하여, 주 업무공간과 업무지원공간을 분리하여 지원하는 공유 오피스를 거쳐, 커뮤니티 형성을 유도하여 입주멤버들 간의 협업과 시너지를 극대화 할 수 있는 공간인 코워킹 스페이스로 발전 하였다.
본 연구는 사례를 통해 코워킹 스페이스를 구성하는 공간의 특성에 대해 먼저 파악 한다. 또한 하드웨어 차원의 구성요소와 소프트웨어 차원의 운영요소들 중에 중요하다고 판단되는 요소를 도출하고, 코워킹 스페이스의 현재 근무자들을 대상으로 설문조사와 분석을 통하여 중요도에 따른 우선순위를 제시한다. 연구 결과가 향후 코워킹 스페이스를 구성하여 운영하고자 하는 주체들에게 기초자료로 활용되도록 하는 것을 목표로 한다.
분석 결과 상위요소는 ‘공간구성’, ‘멤버쉽 관리’, ‘코워킹 관리’, ‘건축요소’ 순으로 조사되었다. 또한 일반 항목을 특성별로 구분하여 분석 하였을 때 각 특성별로 요소들 간의 우선순위에 차이가 있음을 알 수 있었다. 이러한 결과는 향후 코워킹 스페이스를 구상할 때 많은 참고가 될 것으로 본다.
본 연구는 단지 구성요소나 운영요소에 대한 단편적인 연구가 아니라, 건축요소 부터 공간구성, 멤버쉽 관리, 코워킹 관리의 세부요소들 까지 분석하여 종합적인 우선순위를 제시하였다는 것에 의미가 있다.
본 연구를 통해 향후 코워킹 스페이스를 공급하고자 하는 주체들이 초기 부동산 입지선정 단계부터 공간구성, 운영전략 수립 등에 활용하여 보다 효율적이고, 사용자 니즈에 맞는 코워킹 스페이스가 많이 공급되어, 1인 기업 또는 소기업이 가지는 문제점들을 해결하고, 환경 등 사회문제 해결에 많은 도움이 되고, 일개 공간에 국한되지 않고 지역단위나 국가 단위에서 연계하여 집합적 공유공동체로 발전하는데 기초자료로 활용되기를 기대한다.

Sharing economy is emerging as a measure to overcome the long-term economic downturn triggered by the global economic crisis. It is the economic activity of the concept of sharing rather than ownership. The sharing of space was hard to trade in the past, but the development of IT technology has enabled various spaces to be shared in the market and utilized in various forms. Shared office business started with lending of office space such as rental of meeting room. It was developed into a Coworking space which maximizes collaboration and makes synergy effect among residents.
The purpose of this study is to analyze the characteristics of the space that constitutes the coworking space. In addition, this study derives the factors that are considered important among the hardware-level component and the software-level operating component, presents the priorities according to the importance through questionnaires and analysis for current employees of the coworking space. It is aimed that this study can be utilized as the basic data for people who want to operate a coworking space.
As a result of analysis, the top elements were surveyed in the order of 'spatial composition', 'membership management', 'coworking management', and 'architectural elements'. In addition, when the general items are analyzed according to their characteristics, it was found that there is a difference in the priority among the elements of each characteristic. These results are expected to be useful when designing coworking spaces in the future.
This study is not only a fragmentary study on components and operational elements but also the first step of comprehensive priority analysis by analyzing the elements of construction, spatial composition, membership management, and coworking management.
With this study, I expect people who want to operate the coworking space to select the initial real estate location, space construction and the establishment of the operational strategy more effectively. In addition, this study could be helpful to provide the coworking space suited to the needs of the users. Also, I hope that this study could be used as the basic data for solving the problems of small companies and environment and so on. Furthermore, I hope that this study could be utilized as the basic data developing into a collective shared community by linking at local or national level not limited to one space.
