As for our contemporaries who live in this democratic capitalism, economic value of real estate is much greater unlike other assets they own since it is of great importance in their gross property as well as taken as an indicator of one's wealth. This study is to research various types of accidents occurring in each step of real estate transactions and suggest preventative measures accordingly so that it can contribute to protecting individual property and development of nation's economy.
Also, the aim of this study is to raise awareness of and prevention against the accident risk by collecting and classifying data according to gender, area, income, and property through surveys on intention to use escrow service which is a preventative measure against the risk of accidents caused by the current transaction practice that is void of sufficient systematical or legalistic countermeasure. Thus, it is expected that the data will be used to further activate the escrow system after going through statistical procedure as well as more improvement.
As for the data, a variety of references, advanced research theses, and the Internet materials are used while surveys were conducted with 173 questionnaires in the area of Seoul and Busan. As for the statistical analysis of the survey research, frequency analysis, factorial analysis, Cronbach's value, cross analysis, corelation analysis, and multiple regression analysis were done respectively by SPSS 18.0 Manuel Program.
First of all, in terms of theoretical background and advanced research consideration, this study deals with the concepts of real estate transactions as well as the practice of the nation's real estate transactions to classify and explain each different type of risk in the practice. Plus, patterns of the accident are segmentalized.
Second, as for the escrow system, a preventative measure against accidents in the transactions, the concept, procedure, operation situation of the system abroad and in the nation are researched.
Third, the analysing process using SPSS 18.0 Manual was conducted as follows.
(1) Frequency analysis was conducted in order to analyse general characteristics of the research subjects.
(2) Factorial analysis and Cronbach's were analysed in order to examine the validity and credibility of measurement tools.
(3) Corelation was analysed in order to find out the relation among the concepts arranged.
(4) Independent group t-test and ANOVA are used to find out if the intention to utilize escrow and risk awareness differ according to the characteristics of the subjects.
(5) Chi-square() cross analysis was done to find out if the intention to pay fees and escrow utilization differ according to the characteristics of the subjects.
(6) Multiple regression analysis was used in order to analyse how the risk awareness affect the intention to use escrow service.
(7) The level of significance over the findings of the analyses is set to be 5%.
The findings are summed up into largely 3 categories as follows.
First, as for the validity and credibility analysis of the measurement tools - the validity means how correctly the value gets while the credibility is about the consistency in the results as an experiment was repeated under similar circumstances- the validity was examined by factorial analysis while the credibility was checked by Cronbach's α value which indicates the internal consistency. Plus, the factorial analysis was conducted to find out the extent of the risk awareness. In order to extract factors, principal component analysis and Varmax were used. As for the standard of factor extraction, it is set to be over 1.0 based on the eigenvalue while variables that are above 0.6 in terms of factor loading value are selected as factors. Also, the findings from the factorial analysis on the extent of the risk awareness show there is no excluded variable. Thus, the total explanation power accounts to 83.726% whereas each factor can be defined as legalistic, economic, technical, and transactional risk.
In terms of credibility analysis, Cronbach's α factor is used and it indicates that credibility is high if Cronbach's α factor is drawn to be above 0.6. The findings from the credibility analysis show the factor turned out to be 0.856~0.923, which thus secures the credibility on the research variables.
Second, the findings from the analysis on the corelation among the concepts arranged, the experience of the accidents, the awareness of accident risk, the intention to use the escrow service, the intention to pay fees respectively suggest that the subjects have intention to use escrow service in order to be prepared for any future risk in the transaction accidents.
Lastly, as for the intention to pay fees for escrow service, although it differs according to transaction frequency, whether any accidents occurred or not, gender, residing area, occupation, age, and income, it is revealed that the subjects have intention to pay the fees in order to prevent the accidents.
Furthermore, as escrow service has been adopted but not yet fully activated without much results, this study suggests that the problems followed by using the service and the intention to use it be analysed in depth. Plus, it should be further researched on subjects like how to solve the problems like the service commission, complication in the transaction, lack of professional manpower, taxation support, how to reserve the professional manpower.
Many thanks to the head professor, Lee, Chan-ho and other fellow workers who contributed greatly with their sincere advice to this study.
