As the behaviour of users in commercial places is getting more complex and more diverse, the use of commercial facilities is characterized by the combination of various aspects such as the attributes of entire commercial facilities, users' attributes, and the factors of resistance and promotion related to visiting commercial places. Thus, the importance of image factors such as commercial facility, surrounding landscape, and location has been recently increased.
Previous research mainly has stressed both distance and area as a attracting force to commercial places. Also much research has focused on a limited image linked to a specific commercial facility, but has not paid attention to the perception of users to commercial district as a whole.
Therefore, this research analyzes the causal relationship which user's satisfaction to various image variables(pedestrian environment, accessibility, commercial store, landscapes) in commercial places would affect commercial place revitalization as s whole. Moreover, the flow of consciousness structure found in the analysis is applied to the future activation plan of commercial places. Findings are summarized as follows.
First, trips mostly headed for shopping, socials, and recreation in study area, Bokgae-ro, explain frequent visits to facilities for eating, drinking, and making fun. These trips tell that Bokgae-ro is perceived as a representative image of commercial places due to both many visitors and dense facilities for socials, leisure and recreation.
Second, importance-satisfaction analysis for commercial place revitalization with 15 selected factors shows high satisfaction in commercial stores and accessibility, low satisfaction in pedestrian environments and surrounding landscapes, and high importance in pedestrian environments. This result indicates that there is a need to take policy actions to improve the walking conditions by widening sidewalk or getting safety away from running cars for pedestrians.
Third, according to the analysis of consciousness structure of users, there are all positive relationships between commercial place revitalization and satisfaction factors such as walking environment, accessibility, commercial store, and surrounding landscape. These four latent variables indirectly influence commercial district revitalization, which is directly influenced by whole satisfaction.
