거주자 만족도 향상을 위한 아파트 단지 커뮤니티 공간 계획 방안에 관한 연구 = (A) study on the planning method of community space in apartment complex for the improvement of resident satisfaction

국문 초록 (Abstract)

본 연구는 아파트 단지 커뮤니티 공간에 대한 거주자들의 의식과 이용행태를 조사하고, 공간별 만족도와 공간별 계획특성에 따른 만족도를 알아보며, 각 계획특성이 공간별 만족도에 끼치는 상대적인 영향력을 비교하여 거주자 만족도 향상에 가장 중요한 계획특성이 무엇인지를 파악함으로써, 차후 거주자 만족도를 높일 수 있도록 커뮤니티 공간 계획에 반영될 수 있는 기초자료를 제공하는 것이다. 이를 통해 거주자가 바라는 주거환경 만족도를 높일 수 있는 커뮤니티 공간 계획 방안을 모색함으로써 차후 커뮤니티 공간 계획 개선에 기여하는데 의의가 있다. 이러한 연구목적을 위하여 2002년 1월 ~ 2006년 1월 사이에 입주한, 서울지역, 500 세대 이상의 브랜드 아파트 거주자를 대상으로 설문조사를 실시하였다. 선행연구 및 아파트 건설사의 카다로그와 홈페이지를 통해 커뮤니티 공간과 각 공간에 나타나는 계획특성을 조사 분류하였다. 커뮤니티 공간 계획특성은 안전성, 접근성, 충분성, 다양성, 특색성, 쾌적성으로 구분된다.본 연구의 결과는 다음과 같다.1) 아파트 단지 커뮤니티 공간에 대해 거주자들은 전반적으로 관심을 보이고 있는 것으로 나타났다. 여성이 남성보다 더 높은 관심을 보였고, 연령에 따른 인식차이는40대 이상이 가장 높은 관심을 보였다. 가족형태에 따라서는 자녀를 가진 부부의 관심도가 자녀가 없는 부부나 미혼의 관심도에 비해 비교적 높게 나타났으며, 평형에 따른 관심도는 전반적으로 20평대의 소형 평형대보다 30평 이상의 중대형 평형대의 관심도가 더 높았다. 한편 커뮤니티 공간 전반에 대한 만족도는 보통 이하로 비교적 낮게 나타났다.2) 아파트 커뮤니티 공간 계획 방향에 대한 선호 경향은 1순위, 2순위, 3순위 합산 점수를 보았을 때 자연친화적인 단지, 여가ㆍ취미ㆍ문화생활을 위한 공간 및 시설이 다양한 단지, 건강을 중시하는 실외운동공간이 다양한 단지 및 편의시설이 다양한 단지의 순으로 나타났다. 따라서 향후 건설사에서 아파트 커뮤니티 공간에 대한 이미지로 자연친화를 강조하여 소비자들에게 홍보하는 전략이 중요할 것이다. 또한 단지 내 수영장, 요가ㆍ에어로빅장, 스쿼시장, 헬스장, 실내골프연습장 등 피트니스 시설의 선호 형태는 각 시설이 하나의 건물에 통합되길 원한다가 과반수이상을 차지하였다.3) 커뮤니티 공간의 이용행태를 파악한 결과, 커뮤니티 공간에서는 휴식, 실외운동활동, 실내운동활동과 여가ㆍ취미ㆍ문화 활동 등이 주요행위로 나타났으며, 일주일에 1-2회 정도 이용한다는 응답이 가장 많아 커뮤니티 공간이 활발하게 이용되고 있음을 알 수 있었다.4) 아파트 단지 커뮤니티 공간별 계획특성에 대한 만족도를 조사한 결과,(1) 실외운동공간 전반에 대한 만족도는 다소 낮게 나타났으며, 접근성과 안전성에 대한 만족도는 높은 것으로 나타났다. 한편 다양하고 충분한 운동공간의 조성에 대해서는 다소 불만족하다는 의견이었다. (2) 휴게공간 계획특성에 대한 만족도는 충분성과 특색성을 제외하고는 대체적으로 높은 만족도를 보였고, 휴게공간 전반에 대해 보통 이상의 만족도를 보였다. (3) 놀이공간 계획특성에 대한 만족도는 접근성을 제외하고 전반적으로 다소 불만족하다는 반응이었고, 놀이공간 전반에 대한 만족도도 비교적 낮았다. (4) 산책로 각 계획특성에 대한 만족도는 다양성과 특색성을 제외하고는 안전성, 접근성, 충분성, 쾌적성에서 보통 이상의 만족도를 보였다. 산책로 전반에 대한 만족도는 비교적 높지 않았다. (5) 녹지공간에 대한 전반적 만족도는 비교적 높게 나타난 편이나, 녹지공간의 다양성, 특색성과 관련하여 거주자들은 낮은 만족도를 보였다. (6) 커뮤니티 센터의 접근성과 경제성을 제외한 모든 항목에서 대체적으로 낮은 만족도를 보였고, 특히 차별화와 프로그램의 다양성에 대해 가장 불만족한 것으로 나타났다.5) 커뮤니티 공간별 계획특성 인자 중요도를 분석한 결과에 따른 계획 개선 방안은 다음과 같다.(1) 실외운동공간 만족도에 영향을 주는 중요한 계획특성은 쾌적성, 충분성, 안전성의 순으로 나타났다. 이에 따라 실외운동공간은 무엇보다 쾌적하며, 충분한 수와 면적을 확보하고, 안전을 고려한 공간에 대해 거주자들이 가장 만족하는 것을 알 수 있었다. (2) 휴게공간 만족도에 영향을 주는 중요한 계획특성은 쾌적성, 충분성, 특색성의 순으로 나타나 쾌적하며 단지 곳곳에 충분한 휴게공간을 제공하는 것이 우선적으로 요구된다. 또한 특색 있는 휴게공간을 도입함으로써 차별화 전략을 꾀할 수 있을 것이다. (3) 놀이공간 만족도에 영향을 주는 중요한 계획특성은 다양성, 특색성, 쾌적성의 순이었다. 이에 놀이공간 계획 시에는 무엇보다 이용계층에 따른 놀이공간과 자전거나 롤러블레이드를 안전하게 탈 수 있는 전용공간을 제공하는 것이 가장 중요하며, 어린이들에게 학습효과를 부여하고 호기심이 유발되는 계획이 함께 요구된다. (4) 산책로 만족도에 영향을 주는 중요한 계획특성은 쾌적성, 충분성, 안전성의 순으로써 쾌적한 산책로를 조성하는 것이 가장 중요한 계획 방안이 된다. (5) 녹지공간 만족도에 영향을 주는 중요한 계획특성은 특색성, 충분성, 다양성의 순으로 나타나 우리 아파트만의 특색 있고 차별화된 녹지를 제공하여 상징성을 부각하는 계획이 거주자의 만족도를 가장 높일 수 있는 방안이다. (6) 커뮤니티 센터 만족도에 영향을 주는 중요한 계획특성은 접근성, 고급화, 프로그램의 다양성, 쾌적성의 순이었다. 이에 접근하기 쉽고 세련된 디자인이 커뮤니티 센터의 계획 방안에 무엇보다 중요하며, 거주자의 욕구에 부합하는 프로그램의 운영과 꾸준한 관리로 쾌적한 공간을 제공하도록 한다.본 연구에서는 건설업체가 편의적으로 제공하는 커뮤니티 공간보다도 거주자의 만족에 직접 영향을 주는 기본 욕구를 우선적으로 충족시킴으로써 커뮤니티 공간에 대한 만족도를 향상시키는 공간 계획 개선이 뒤따라야 할 것이다. 이에 본 연구는 건설업체가 개발하고자 하는 아파트의 예상 거주자에 따른 단지 커뮤니티 공간의 계획을 위해 전략적으로 접근할 수 있는 방향을 모색하는데 직접 활용될 수 있을 것이다.

다국어 초록 (Multilingual Abstract)

This study is to provide the basis which reflects to the plan of community space to improve residents' satisfaction. It is composed by three main researches; Investigate residents' perception and behaviors about the community space in apartment complex, comprehend residents' satisfaction about the space and the planning factor in the community space and analyze the most important planning factors which are determined by comparing with the relative influence power that affects the space satisfaction of the planning factor to improve residents' satisfaction. It has the significance of the contribution to the improvement of the community space plan by seeking the scheme of the community space plan which improves the residential satisfaction.With this purpose, the questionnaire survey was hold from 500 households of brand apartment in Seoul and in the period of between January, 2002 and January, 2006. The planning factors of community space and each space were investigated and classified by the previous research, the brochure and the homepage of construction company. The planning factors of community space are divided into the safety, the accessibility, the sufficiency, the distinction, and the comfortableness.The major findings are summarized as follows:1) Most of residents are generally interested in the community space of apartment complex. The interest are different depending on the criteria of sex, age, family form, and house size. Female has more interest than male. The age above forties has more interest than under forties. The family with children has more interest than family without children and/or unmarried single. The household living over the mid-size house has more interest than one living less than the mid-size house. But the satisfaction about the overall community space is relatively lower than average.2) In the space plan of apartment community, the preference is determined by total score of 1st, 2nd, and 3rd place. In ascending order, the most preferable apartment complex is the pro-environment complex. The apartment complex which has various facilities for leisure, entertainment and cultural life is the second preferable. The apartment complex which has gymnasium and outdoor exercise place and the apartment complex which has convenience facilities are follow. Therefore, construction company has to have marketing strategy for future apartment community space image with emphasis of pro-environment. Also, the opinion that each facility of swimming pool, yoga center, aerobics center, fitness center, indoor driving range, etc. must be in the same building in the form of gymnasium is majority.3) In the result of research about the community space usage, relaxation, outdoor exercise, indoor exercise, leisure, hobby, and cultural activity are principal purpose. And the frequency of usage is mostly answered in the range of one to two times per week. This means the community space is used very widely.4) Analyzed results of the satisfaction of the planning factors for each community space are as follow;First, the satisfaction about the outdoor exercise(sports) place is relatively low. Among the planning factors, the satisfaction about accessibility and safety is high but residents are still not satisfied about the various and sufficient exercise place. Second, the satisfaction about the planning factors of the rest space is generally high except sufficiency and distinction. General satisfaction about the rest space is higher than average value. Third, the satisfaction about the planning factors of the play space is relatively low except accessibility. General satisfaction about the play space was relatively low. Forth, the satisfaction about the planning factors of the promenade is higher than the average in the category of safety, accessibility and comfortableness but is low in the category of diversity and distinction. General satisfaction about the promenade is relatively low. Fifth, general satisfaction about the green tract of land is relatively high but in the planning factors, diversity and distinction are lower than average. Finally, in the planning factors of the community center, the satisfaction of the most of factors is low except accessibility and economic efficiency. Especially, differentiation and diversity of program are the most unsatisfied parts.5) According to the analyzed results of the importance of planning factors of each community space, the methods for the improved plan are as follow;First, residents are very satisfied with outdoor exercise place where has the comfortableness and safety with enough size. Second, the most important planning factors for the satisfaction of the rest space are comfortableness, sufficiency, and distinction in ascending order. Therefore, providing the comfortable rest space and making the rest facilities such as pavilion are needed. Third, the most important planning factors for the satisfaction of the play space are diversity, distinction and comfortableness in ascending order. The play space must be planned with consideration of users' classification. For example, safety zone for bicycle and roller-skate users must be made and the facilities for children should be considered with their character. Forth, the most important planning factors for the satisfaction of the promenade are comfortableness, sufficiency and safety in ascending order. Fifth, the most important planning factors for the satisfaction of the green tract of land are distinction, sufficiency and diversity. Construction company must consider to provide distinct and particular place which emphasizes the apartment character. Finally, the most important planning factors for the satisfaction of the community are accessibility, first-class style, diversity of program and comfortableness in the ascending order. When planning the community center, maintain the high quality program for residents' demand.Provide the planning method of community space to satisfy the consumers' demand seeking highly qualified and detailed service. It decreases unsatisfactoriness and unnecessariness of community space and ensures more efficient and wide use of it. The results of this study can be applied to community space planning with a strategic access by construction company.
