CONTENTS<BR>  (1) RESEARCH OBJECTIVES<BR>  The impact of pedestrian Traffic characteristics on retail key money is empirically modeled and tested.<BR>  (2) RESEARCH METHOD<BR>  The theoretical basis for the study is the equilibrium model based on consumer and retailer behavior. The data includes information on retail key moneys and pedestrian Traffic characteristics for 88 trade areas in Korea.<BR>  (3) RESEARCH RESULTS<BR>  In summary, male and female volume of foot traffic is exposed to determine amount of retail key money.<BR>  2. RESULTS<BR>  The results provide evidence that, using the regression tree method, volume of one a week 20years old male foot Traffic at 12:00 pm, volume of one a week 40years old female foot Traffic at 7:00 pm and, volume of one a weekend l0years old male foot Traffic at 12:00 pm variables do affect retail key money of the 88 major trade areas in south korea largely.         1. CONTENTS (1) RESEARCH OBJECTIVES Real Estate Speculation means that someone taking large risks, especially with respect to trying to predict the future; gambling, in the hopes of making quick, large gains.           1. CONTENTS<BR>  (1) RESEARCH OBJECTIVES<BR>  This segmented analysisis of Jeonju city is accomplished by Multivariate Statistics. The purpose of this research is to subdivide Jeonju city into distinctive trade areas shown deposit money and number of companies.<BR>  (2) RESEARCH METHOD<BR>  Multivariate Statistics<BR>  (3) RESEARCH RESULTS<BR>  Results of Multivariate Statistics using deposit money and number of companies as variables show 24 trade areas, the study shows that one trade area, Junghwa is quite different from the rest of the trade areas.<BR>  2. Real Estate professional in Jeonju city can make better investment and development decisions if they have a thorough knowledge of the its unique trade areas and the respective number of businesses.
