분양상가 투자행동요인과 속성들이 투자의도에 미치는 영향: 요인과 속성수준에서의 비교 및 투자의도 세분화집단 간 비교

부동산 투자행동요인은 수익성, 위험성(안정성), 환금성(유동성), 규제성(규제완화) 요인 등으로 구분되며, 이러한 투자행동요인들의 하위속성들은 일반적으로 조형지표적인 성격을 지니고 있다. 조형지표는 반영지표와 다르게 투자행동요인들이 종속변수에 미치는 영향력뿐만 아니라 하위속성들이 종속변수에 미치는 영향력의 파악도 가능하기 때문에 요인과 하위속성간에 영향력 비교에 대한 이론적·실무적 필요성이 제시되어 왔다. 이에 따라 본 연구에서는 분양상가 투자행동요인들과 투자의도간의 인과관계와 하위속성들과 투자의도간의 인과관계를 전체집단, 투자의도가 높은 집단, 투자의도가 낮은 집단으로 세분화하여 실증적으로 비교분석함으로써 분양상가 마케팅에 도움이 되는 정보를 제공하고자 하였다. 이를 위해 수도권과 세종시에서 상가개발 및 분양을 수행해온 업체의 고객 DB에 있는 기존투자자 237명을 대상으로 설문조사를 수행하고 다중회귀분석을 사용하여 분석하였다. 연구결과, 요인수준에서는 전체집단과 투자의도가 낮은 집단에서는 수익성과 규제성의 영향력이 유의하였지만, 투자의도가 높은 집단에서는 위험성과 환금성의 영향력이 유의하였다. 속성수준에서도 세 집단의 결과가 모두 다르게 나타났다. Real estate investment behavior factors are divided into profitability, risks (stability), liquidity, and regulation (deregulation) factors. The sub-attributes of the investment behavior factors are generally formative indicators. Unlike reflection indicators, formative indicators can identify not only the influence of investment behavior factors on dependent variables, but also the influence of sub-attributes on dependent variables. Therefore, theoretical and practical needs of comparing the influences of factors and sub-attributes on dependent variables has been suggested. In this study, in order to provide information that help marketing for lots shopping building, both the causality between investment behavior factors and investment intention and the causality between sub-attributes and investment intention were comparatively studied for each of the three investor groups: the whole group, the group with high investment intention and the group with low investment intention. For this purpose, a survey and multiple regression analyses were conducted on 237 existing investors in the customer DB of a company that have been developing and selling lots shopping building in the metropolitan area and Sejong City. At the factor level, the effects of profitability and regulation were significant in the whole group and the group with low investment intention, but the effects of risk and liquidity were significant in the group with high investment intention. At the sub-attribute level, all three groups showed different results.

In this paper, deformation analysis is performed in order to check the interference fit for inner ring of automotive wheel bearing pack-seal. Commercial software MSC. MARC is used and material nonlinear, geometric nonlinear and contact analysis are carried out to get a more accurate results. We considered the design tolerances between inner ring and outer steel of pack-seal and got the allowable interference range of inner ring. From this result, we found that the interference between inner ring and spindle may occur in the worst design case.
