The aims of this study is to evaluate residential environment of KyngJu, the representative city of history and tourism of Korea. The study used the Performance Model as an evaluation tool, which was obtained from the level of satisfaction divided by the level of Importance that plays s good role of criteria not only to determine the satisfaction but also to predict human behaviors. The I-P analysis techniques which consists of importance and performance have been applied to activate the model which have been applied to business and management evaluation fields. The 14 attribute of residential environment were delivered through the reference review. A Building Area, An Estate Area, A Garden Area, A Beauty of Building, A Beauty of Garden, A Privacy of Housing, An economic value of estate, A Landscape of Neighborhood, A Mood of Neighbors, An Image of Neighborhood, An Environment for kids, A Cleanness of Neighborhoods and An Economic Value of Neighborhood were those attributes. The result of this study were as follows. The residents of KyongJu perceived more importance on neighborhood environment than that of the private estate. They also put the more importance on the social attributes of environment than physical one. The level of satisfaction was shown positively on social attribute, but not on the other one. The average level of Performance was 79%, and it was under of 87% of performance of residential environment than tourism environment of KyongJu. All of these result concluded that the government of KyougJu should operate more active tactics and strategy to improve social and esthetic environment of residence than that of tourism, which give more qualitative lives of citizen of KyonhJu.
