본 연구는 사회적 혼합의 개념과 사회적 혼합단지의 등장배경을 알아보고 길음뉴타운을 중심으로 사회적 혼합단지 내의 분양아파트와 임대아파트의 공간적 차별을 연구함으로써 사회적 혼합단지의 문제점 극복과 나아가야 할 방향을 모색하고자 하였다. 연구의 대상지역은 성북구 길음동 일원인 통칭 길음 뉴타운이며, 길음 뉴타운 중에서도 임대아파트 비율이 높은 세 곳, 길음3구역, 길음7구역, 길음9구역을 연구대상지로 선정하였다. 사회적 혼합은 임대주택단지에 대한 부정적인 이미지로 생긴 저소득층의 사회적 배제 현상을 해결하기 위한 방안으로 등장하였지만, 물리적 요인만을 고려한 통합으로 실질적인 사회적 혼합을 만들어내지 못하고 오히려 갈등을 심화시키는 결과를 초래하였다. 길음 뉴타운 역시 많은 공간적 차별이 존재하고 있었으며 이로 인해 임대아파트 거주자들은 상대적인 박탈감을 느끼게 되었다. 따라서 진정한 사회적 통합을 이루기 위해서는 분양과 임대아파트의 이질성을 최소화하고, 공동주택대표회의와 같은 공동체를 형성해야하며 마지막으로 모든 이웃을 따뜻한 마음으로 포용할 수 있는 자세를 통해 바람직한 사회구조를 만들 수 있도록 노력해야할 것이다. This study investigates the concept of social mix and the background of social mix housing complex and seeks to overcome the problems of social mix housing complex and to improve it through examining spatial discrimination between lot-solid apartment and rented apartment within social mix housing complex in the case of Gilum Newtown. The case study site of Gilum Newtown, especially Gilum 3 district, 7 district and 9 district were selected because of their higher ratio of rented apartments. Even though the social mix housing complex was introduced in order to solve social exclusion of low-income people owing to negative image of rented apartment complex, the project of integration only focused on physical aspect have not succeeded in achieving real social mix and rather aggravated the conflict between people. There are still spatial discrimination in Gilum Newtown and people in the rented apartments have felt relative deprivation. Therefore, in order to achieve real social integration, we need to minimize the differentiation between lot-solid and rented apartments and to promote community formation and finally to try to build desirable social structure with embracing our neighbors with warm hearts.
