        Low-rise residential areas occupy most of the residential zones of a city. There exist numerous residential environment-related problems which arise as these low-rise residential areas become superannuated. There has been continuing debate over the issues of residential area regeneration and recovery, and the matter is important in urban policy. This is well-demonstrated by the fact that the concepts of neighborhood, residential and living have been reflected in ‘new deal’ urban regeneration projects. The purpose of the present study is to examine the composition and configuration characteristics of low-rise residential areas, with a focus on superannuated low-rise residential areas in Cheongju city, and to realize local residential area regeneration. The study first conducts a literature review to examine the local spatial configuration and composition, centered on continuous physical structure. This is followed by an analysis of residential area composition and configuration through the blocks, lots, streets and buildings in the selected target site. The outcome of analysis will be used to discuss what considerations can be made in establishing a regeneration strategy for local residential areas.

        지역 커뮤니티시설의 이용자 만족도 분석 - 세종특별자치시 3생활권 사례 -

        Community facilities in regional communities are important public facilities that provide services and support residents’ lives. Recently, community facilities have been created as a ‘mixed-use’ form, wherein multiple facilities and programs such as administration, culture, and daycare are placed in one building. The purpose of this study is to analyze the users’ satisfaction levels pertaining to such community facilities regarding the physical environment of the facilities and their use. As research methods, previous studies on changes in functions of community facilities and satisfaction levels of the environment have been considered and a survey was conducted on users of three community facilities. Using factor analysis and ANOVA statistical analysis as analysis methods, factors by detailed investigation items, the correlation between the items, and significance of the results of satisfaction level by facilities were analyzed.

        일본 노인주택 사례 분석을 통한 국내 적용 방향

        지역포괄케어시스템을 구축한 일본은 노인이 거주할 수 있는 다양한 주택 유형이 존재한다. 이러한 배경에는 90년대부터 주거와 복지의 연계에 대한 고민을 시작하면서 정책경험과 시행착오를 거쳤기 때문이다. 노인의 주택 ‘확보’에서 노인의 ‘생활’설계와 주택의 ‘운영관리’로 정책과 제도의 기조가 변경된 것은 물리적 환경을 제공하는 것에서 나아가 안정적인 생활 유지가 필요함을 보여준다. 이 연구는 지역사회에서 지속적으로 거주하는 에이징인 플레이스 실천을 목표로 일본 노인주택 사례로 공간계획을 분석하여 국내 적용을 위한 계획적 시사점을 도출하는데 목적을 두고 있다. 구체적으로는 일본의 노인주택이 어떻게 계획되고 정비되었는지, 지역사회와의 연계를 위한 물리적 계획은 어떻게 제안되었는지를 살펴보고 분석하였다. 연구결과로 제안되는 대지 내 건물배치, 각 실의 배치, 공용공간의 구성계획과 전략 및 특성은 지역사회와의 연속성을 지니고 생활의 안녕을 위한 전제임을 시사한다. Japan, a country in which a regionally-inclusive care system has been established, offers diversified residence types in which the elderly population can reside. Changes in the keynotes of policies and systems from the ‘securing’ of residences for the elderly to ‘daily life design’ and ‘operational management’ of residences for the elderly demonstrate the necessity for provision of physical environments as well as the stable life. This study is aimed at discerning the deliberate implications for application of such concepts in Korea by analyzing the spatial plan of the residence examples for the elderly in Japan with the goal of practicing comfortable aging in place by residing continuously within the local community. How the residences for elderly are planned and organized, and how the physical plans for linkage with the local area have been suggested were examined. Results of this study indicate that the proposed allocation of buildings on the land, each room, and strategy and characteristics of the composition of common areas are the prerequisites for continuity within the local community and overall wellbeing in daily life.

      • 아파트단지 외부공간의 시계열 분석

        For the large-scale apartment complexes constructed based on the housing policies in the 1970s, living space was limited to each unit, and accordingly, related studies were usually unit-plan centered as well. However, with the rise of the dwellers' awareness and improved standards of living, the realm of living space to consider was expanded to include outdoor space. In coherence with this growing importance of outdoor space, related studies including the outdoors progressed as well. Existing studies dealing with outdoor spaces in apartment complexes mainly evolve around general interpretation, typological studies on outdoor spaces, and user's perception of them. However, from the viewpoint of analytic methodology, the reasoning process remains mostly subjective and it fails to provide concrete suggestions and is limited in its application potential with regards to planning. Thus, it seems necessary to provide objective insight to outdoor space through discussions about spatial composition and quantitative analysis of spatial study. In this research, apartment complexes have been chosen in a chronological order, and their composition of outdoor space has been analyzed by applying space syntax model within the apartment complexes. Thus, through this research, the transitions and characteristics of outdoor spaces can be analyzed chronologically, which then will be able to be utilized in further studies regarding the relationship between outdoor space in apartment complexes and urban spatial composition.

        공간구문론을 활용한 아파트단지 외부공간의 시기별 접근성 변화 분석

        Since the active enhancement of large-scale apartment development in 1970, apartment complexes in Korea have shown considerable changes throughout, with respect to its planning and design. Depending on the government legislations, and economical and social issues of its time, apartments have been designed to respond to varying demands of the society; from minimal unit design to overall masterplan. As existing researches regarding development of apartment planning are conducted in individual and distinct manner, not only is it difficult to find cases of an overall critical analysis of apartment complexes, it is also rare to look for research that deals with a greater urban context, nor the geographical location of the site. With specific focus on apartments in the metropolitan, the focus of this research lies in critically analyzing the qualities of outdoor spaces within an apartment complex, its generational change and interpreting the value it holds for the society. With regards to analyzing its outdoor features, the core of this study deals with applying space syntax, based on the configurational properties of spatial constituents. The results of this research have some implications that the accessibility change of apartment outdoor spaces was examined through quantitative analysis, and the changes of it by time were clarified in detail. And objective and quantitative approaches were employed for an alternative to the methods used in existing related researches.

        This study is aimed at analyzing the characteristics of the facades of commercial streets near a university and deriving the direction of improving the street space while taking into consideration the existing building facades. Regarding the research method, elevation drawings of the buildings in the target area were created by visiting the area in person, and the relevant physical factors were analyzed. Facade components taken into consideration included the shape and size of the elevation, signage, openings, boundary treatment methods, freestanding walls in the upper stories, and stone walls or fences. This study focused on commercial streets in a university area containing both commercial and residential zones. The facade components of each section of the target area were examined, and their characteristics were derived as results.

        The purpose of this study is to examine whether sports facilities abide by the guidelines based on case studies of the sports center’s facility planning which has already been established or scheduled to be built. The analysis targets are the sports center located in Cheongju, Chungju and Eumseong-gun, and the analysis elements are the floor area and construction cost. As a result of the analysis, it difference between the guideline and case stuedies in terms of floor area and construction cost, and it is necessary to create a reasonable sports facility through more detailed standards setting the guideline.

      • 노인요양원의 보호자 공간 기초연구

        As Korea is expected to become a super-aged society, there has been a surge in nursing homes for the elderly in recent years, and the number of nursing home residents is projected to rise even higher when baby boomers enter their senior years. For this reason, it has become necessary to devise measures to boost satisfaction with nursing homes. It has been found that dissatisfaction with nursing homes is mostly due to a loss of emotional attachment and social disconnection rather than issues with medical treatment or rehabilitation, and these issues are directly related to family caregivers. Under these circumstances, this study was conducted with the aim of going beyond previous studies that focused on patients, nurses, and professional caregivers to examine the family caregiver space based on cases of elderly nursing homes and to present suggestions to create a space that is better tailored to family caregivers.

      • 국외 주거복합단지의 배치계획 사례 연구

        The purpose of this study was to examine cases of mid-rise residential complexes outside Korea and draw relevant implications. As the research method, the general matters, mixed uses, spatial composition, and planning characteristics of four residential complexes supplied as social housing were compared. The results showed similarities and differences in the mixed uses and courtyard location. This was a basic study conducted to explore housing alternatives for the elderly, who are expected to be the main demographic in old residential districts in urban areas.
