        Korea, which has entered into an aging society, is progressing rapidly aging at a rate that is unprecedented in the world. In order to cope with this aging society, various welfare policies are emerging and aggressive plans for public silver houses have been promoted through ‘Housing Comprehensive Plan for 2017’. Public silver houses that provide elderly person customized housing services are now being realized in Sungnam, Gyeonggi-do, Gyeonggi-do, and Magnolia Village in Bundang. The company plans to supply more than 5,000 households nationwide by 2022 in the future. The purpose of this study is to conduct a post residence evaluation (P.O.E) for residents residing in public silver houses and to conduct a study on spatial analysis based on them. It is expected to be constructed and utilized as data to be used in future planning as a basic research data for guideline development through empirical study of public silver houses.

        거주 후 평가(P.O.E)에 의한 공공실버주택의 거주환경 분석

        Due to the rapid demographic and structural changes, Korea has faced a variety of social issues and quickly entered the aged society since the 2000s. In order deal with this reality, diverse types of welfare policies are emerging in the society as a whole. The government began to supply domestic public silver housing in 2016 to provide against the quickly growing aged society and now, the government is planning to supply approximately 50,000 housing by 2022 for quantitative growth of aged society, by selecting 1st and 2nd designated areas for the project additionally. This public retirement(silver) housing combines ‘space’ with ‘service’. The lower floors are a public silver welfare Facilities and the upper floors are a housing spaces. This type of housing is to deal with requirements of rental housing residents by combining physical space with supporting service. Based on barrier-free design, the complex and unit house have safety handles and alarm bells in the bathroom, undulating washstands, bathroom sliding doors, corridor safety handles, and emergency safety exit lamps in each housing unit so the aged and the disabled can use easily and conveniently. Also, hand rails are installed and stepped pulleys are removed to promote convenience. Currently, the government is planning to increase the supply, focusing on low-income groups, such as beneficiaries of national basic livelihood and the working poor. Recognizing that the public retirement(silver) housing project is at its early stage, this study examined satisfaction, based on evaluations of real residents. This study aimed to obtain more empirical research data and apply them to public retirement(silver) house space analysis. For analysis, this study targeted Wirye public retirement(silver) housing and Magnolia public retirement(silver) housing that are in operation, and literature review, previous research review, and field survey were conducted to examine the present state. Using the questionnaires consisting of four large classification items; Block Layout, Housing Unit, Welfare Facilities, and Barrier-free Design, and sub-details, a survey was conducted to analyze residents’ satisfaction. In conclusion, it is anticipated that this study would serve as basic research data about public retirement(silver) housing to increase continuously in future by analyzing public retirement(silver) housing spaces, on the basis of the analyzed data.

        The government implemented a urban regeneration project to deal with the problems occurring in rapidly growing cities of modern society. But due to the emergence of phenomena including conflicts with residents and gentrification, a urban regeneration Eoullim platform project has been implemented since 2018. The Eoullim platform is called a complex anchor facility, which integrates economic revitalization and urban support and management centers, aiming to improve life quality and restore communities in a decayed city. Moreover, this consists of functions, such as youth startup support, public rental stores, cultural facility formation, and welfare center formation. This study is intended to obtain fundamental research data, in order to stably establish the Eoullim platform, which attempts a quantitative increase, in the future.         The government implemented an urban regeneration project to deal with the issues that happen in rapidly growing cities of modern society, but there were various problems, insufficient infrastructure and a lack of programs for people in need of social care. Complex anchor facility, which integrates diverse functions, including revitalization of local economy, aiming to improve the quality of life in the sites selected for the project. This study was conducted to obtain basic research data of space composition considering functions of the Complex Anchor Facility can be settled down stably with a quantitative increase in future. For this study, first, the Complex Anchor Facility were examined, based on the press release from the Ministry of Land, Infrastructure, and Transport and Korea Land, since the Complex Anchor Facility was launched in 2018 and thus there is no literature data yet. Second, the present state of the project was investigated, based on the Complex Anchor Facility project plan. Third, spaces of the Complex Anchor Facility required for residents in the sites selected for the project were analyzed. On the basis of the analytic data of this study, space composition considering the functional needs of the Complex Anchor Facility was researched.

        As cities are developed rapidly, urban renewal has reached more complex stage and issues such as the city"s sustainability, residence and economic competitiveness have become a must-have challenge in future cities. South Korea and China belong to a common band in Asia, but there are also differences in urban renewal policies depending on the process and method of urban planning. The purpose of this study is to obtain excellent data through comparative analysis of urban regeneration policies in China and Korea, and is expected to be valid data for use in the development of both cities in the future. In this study, First, due to lack of related research and literature, the data was collected online and analyzed and researched based on data obtained through the Internet, news, and media. Second, relevant data from the Chinese side were analyzed based on the Chinese city of Renewal 3.0. Third, the data related to Korea were analyzed as Korea"s urban regeneration policy and literature data, such as the Urban Renewal New Deal project. Fourth, we will analyze the problems that appeared in the existing urban regeneration projects of the two countries, and compared them with the differences and formation factors of the urban renewal 4.0 project in Korea and the urban renewal 4.0 project in China, and the background of national characteristics and renewable development strategies. This study draws up the characteristics of urban regeneration and excellence policies of the two countries by comparing and analyzing the contents of urban policies of Korea and China according to the aforementioned research methods.

        At present, the nation entered an aged society in 2017 due to the rapid pace of aging, and the government has been diversifying its policies on aging. Based on these demographic and structural changes, recent studies seek to change the paradigm from age division to age integration. In other words, studies are actively being conducted that call for changes in fundamental social principles. However, the nation has been supplying rental housing to the elderly since the 2000s, when the talk of aging began, mostly in isolated from society and age-divided forms. As this leads to social problems such as solitude and depression for the elderly, countermeasures are urgently needed. This study seeks to secure basic research data on how to improve Public Retirement(Silver) Housing for the elderly from an age-integrated perspective.
