Aging in place(A.I.P) is suggested as an ideal concept to maintain life quality of the elderly. In order to provide an appropriate environment for elderly, home modification could be a solution. However, the effect of home modification is not yet reliably approved because home modification is not studied enough as an single factor intervention. The purpose of the study is to seek the effect of home modification by analyzing the result of post occupancy evaluation(P.O.E) that the case study has been done to implement the customized home modification for elderly. The research target is single male elderly aged 74, and the modification is completed in November 2016. In order to carry out P.O.E, the 1st interview is carried out on 19th of December in 2016, and 2nd interview is carried out on 22nd of Febrary in 2017. Through series of P.O.E, three modification effects are realized. Firstly, P.O.E on customized home modification shows that overall score on modification elements are high. Secondly, the resident prefers the visually effective elements for modification in the first P.O.E. However, experiencing physical effect of modification changes the perspective on modification. Lastly, questioning the life quality through modification changes has realized that modification can support physical and mental health allowing the resident to improve his independency, control and confidence.

Encouraging "aging in place" allows the housing environment to respond on aging of elderly so that the modification can lead to the safe environment. The aim of this study is to explore ways to enhance the residential suitability for low income elderly households, and primarily proposes a modification scheme in order to improve the housing environment. An interview of householder was conducted along with questionnaires, and a householder was target-selected among people who live alone in Yeongwol. Using the data collected from a field research along with literature reivew, priority lists for home modification are selected to promote independent living of elderly. This study is the initial research of planning house modification and later be used as foundation resource for planning home customized modification for low-income elderly.

Due to rapid transition of Korea into aging-society, the house system has to adapt the new structure of family and develop according to its needs. The housing plan which encourage the living environment are especially important for multi-generation houses, meaning living with elderly member in family. for the quality of social health. The study analyses the multi-generation houses in Housing park in Japan sicne Japan is already an aged-scoiety and has been realised the importance of applying aging-friendly elements. This allows the study to understand elements which can support social health of occupant, also to suggest a housing plan which can actively correspond to aging-society. The study is case analysis that 27 cases are collected from the site, and 18 are selected to analyse the housing character and spatial elements which support social health. In result, houses in Japan have considered the social health of all members of family including elderly. Spatial structure are developed and adapted according to the Japanese cultural and social changes. The results may suggest how Korea can solve the problem with society and change the residential environment as a respond to aging-society.
고령자의 건강증진을 위한 지원주택의 공용공간 특성 분석

Vulnerable elderlies have greater chance to get aged poorly because they can easily be exposed to deteriorate environment which can affect health. It is important to provide healthy sustainable environment effectively since the population often have spatial and economical constrains. Providing communal spaces in multiplex housing can be a key to bring wellness to elderlies since the aged group have large portion of their life spending time around houses. The purpose of the study is to classify different types of communal spaces in supportive housing, then analyse individual qualities in terms of Salutogenesis. The chosen case is first supportive housing built in South Korea, located in Seoul. The house has total of 18 communal spaces including multi-purpose room rooftop garden and so on. The spaces are classified with 5 different purposes; space for basic living, community enhancement, supporting activities, spaces for the life convience, and spaces corresponding to modern society. The communal spaces is largely related to social health and, it means sense of coherence has strong correlation with communal spaces. Providing appropriate hardware and software for communal spaces can lead to good social health resulting strong sense of coherence for achieving Salutogenesis.

This study aimed to evaluate the appropriateness of housing units of public rental apartments in Seoul to satisfy the characteristics of the family members of the current tenants, and measured the appropriateness of the housing unit size using the standards of housing area and number of bedrooms of the minimum housing standards. This study used the microdata of the Korean Housing Survey conducted by the Ministry of Land, Transport and Maritime Affairs in 2014 and only used the responses of 134 households living in the long-term public rental apartments in Seoul for the analysis. According to the evaluation, only 33.6% of the households had the same number of bedrooms with the minimum required number of bedrooms for the households; 53.7% of the households had a higher number of bedrooms than the requirement. As for housing area, 10.4% of the households had the same area with the minimum required area and approximately 80% of the households were living in houses larger than the standards. In other words, it was identified that the housing units size of the existing public rental apartments was not exactly appropriate for family composition of the current households; the current households were living in the houses, which were unnecessarily large and had more bedrooms than the requirement. The research outcomes are expected to be used as a basic resource to set the standards for an appropriate housing size in consideration of the current residents when planning housing units of public rental apartments in the future.
