The importance of accuracy on validity analysis of a certain project has been emphasized recently. For that reason, more accurate budget expectation is required in order to implement a successful project. Especially, it is considerably crucial at a project, which anticipates owner's additional income afterwards of completion of construction such as commercial complex, in the early stage of project. Therefore, there have been a number of studies on more accurate and reasonable project and construction budget and proper construction period so far.
In recent times, a model, derived from CBR(Case Based Reasoning) method for expectation of the cost and period of construction has been focused. Studies for enhancing accuracy of expectation, moreover, have been in progress. However, a study on construction cost and period with CBR is not thoroughgoing enough despite of studies on reducing rate of error with CBR.
Unlike previous studies, this study will cover utilization of CBR for the purpose of construction cost and period calculation. Specifically, this study focuses on optimization of project revenue by applying result of construction cost and period calculated by CBR to Trade-off in the case of a certain project, such as commercial complex, greatly effected by reducing construction cost and period. The followings are brief summary of this study.
① To deduce an influence factor and attribute weight for the stage of revise by using regression analysis based on case data base. and To invent regression model on the stage of revise. ② To draw the most similar case through the stage of retrieve of CBR model. ③ To apply trade-off to construction cost and period value, deduced through previous stage. ④ To draw a optimal construction cost by applying the trade-off model to business cost analysis sheet of the object project.
In this study, value of construction cost and period derived from Trade-off model based on CBR was applied to case project in order to make sure of validity of Trade-off model based on CBR. Accordingly, comparative analysis between ordinary CBR model method and CBR model applied to Trade-off process was conducted. As a result, 1.27% increase on NPV in the case of Trade-off process based on CBR than ordinary CBR model was discovered. This result shows variation of revenue in line with application of CBR model with Trade-off model. In case of commercial complex, expecially, it is appropriate to apply Trade-off model based on CBR.
However, it is required to invent a model for the stage of planning/foundation/implementation not only planning phase in order to design more effective model. In this study, furthermore, construction cost and period as a dependant variable were deduced. At further research, it is worthwhile to merge various dependant variables into a single. Finally, 30-days period was randomly assumed as construction period reduce standard by consultation of an expert. At further research, it is also worthy to set up construction period by an expert with accurate data collection of each process of cases.
