      This paper represents the optimized capacity-data of power transformer to lead the high efficiency operation of the power transformer in apartment housing. To calculate the load profile and a demand factor, we collected the consumption power data with power transfomer, water supply system and wastewater treatment system in block of a week at apartments The load profile of power transformer shows that it is peaked in winter by heating system, and the maximum value of load profiles in power transformer is ranged 25%∼35%, which shows it is operated an over-capacity. The maximum value of demand factor in water supply system is about 70% and is about 60% at wastewater treatment system. To establish the standard data of the full load currents and accelerating current in evevators, we measured the pattern of power consumption in elevators. The standard data of the full load currents and accelerating current for elevators is following that; This paper proposed the optimized capacity of power transformer with due regard to appropriate demand factor for motor loads and reflecting of harmonics. As results, to enhance the efficiency operation of power transformer, it is possible to reduce the capacity of power transformer. This demand factor is following that;
