      The aim of the research is to propose a design framework of Building Management Systems (BMS) using IFC-BIM. IFC mainly deals with geometric information at architectural design stage but there are rare efforts to bridge the gap among stakeholder through the building life cycle. To date, research on sensor related data format such as IfcSensor entity is in its early stage, there is scarce knowledge. Patch & Implant technologies based on wireless sensors and sensor network can lead to the efficient Facility Management (FM), which can help reduce the greenhouse gases practically. The research steps are as follows; firstly, theoretical aspects of smart building and its environmental perspective are discussed. Context sensitive maintenance method is chosen and detailed explanation on the components of the system such as context awareness, building information modeling, web service, and mobile devices are follows. Thirdly, by analyzing relevant IFC entities, its applicability to BMS in mobile environment based on web service is sought. Data management work flow for Wireless BAS is introduced at the end.
