      For the purpose of wide spread of economical building energy management system(BEMS), field test of the prototype based on the new developed open type operating system was carried our. The K-laboratory in Hwa-seong City, Gyeonggi province was selected as the demonstration site. We selected optimal monitoring and control points, 115 points for electric power field and 61 points for machinery and renewable energy field, to minimize investment cost. Thanks to the open type operating system, BEMS can be easily applied and operated by anyone ignorant of Information and communication technology. As results various analyses were performed with field date collected for last two years using this system. For experimental and miscellaneous purposes, energy consumption was increased by 12.4% and 6.5% respectively, while the figure was decreased 12%, 5.6% and 1.4% respectively, for air-conditioning, business and commercial applications. Based on these basic findings, we’re going to develop various service modules for building equipments and systems, for example building energy consumption and performance analysis, fault detection and diagnosis, efficient operation and management and integrated control and so on.
