      다국어 초록 (Multilingual Abstract)

      This paper is prepared to devise favorable renewal planning for the future which is considered to be desirable as being carried on throngh positive, comprehensive, and diversified approaches.
      Planning Techniques and mechanisms related with implementation on the 'process of Urban Renewal, has been analyzed comparatively among cases of Renewal Planning and Process in the Several foreign Countries and also Korea.
      Through comparative analysis of five cases selected in Seoul and some cases of western countries, the former is evaluated to be defective in terms of financial, incentive, and administrative-mechanisms while legal framework is on sound basis as western countries.
      At first, In the acquisition of private land right, of eminent domain should be operated by legal arrangement which would transfer rights on the proper conditions.
      Secondly, need to set up definitely scope and means of financing loan and subsidy.
      Thirdly, the bendfits from taxation imposed on private developers would be the chief incentive to encourage private. investment in renewal projects.
      Fourthly, to speed up the renewal process, steps have to be taken to reduce the time for project reviews and to protect private investors from delay by reduction of red tape.
