재개발사업 투자 환경이 투자가치 및 투자 의도에 미치는 영향 = A Study on the Impact of the Investment Environment of Redevelopment Projects on Investment Value and Investment Intentionon

국문 초록 (Abstract)

본 연구는 재개발사업 투자 환경을 경기수요 환경, 정책제도 환경, 금융 환경, 수익 환경, 비용 환경 등 다섯 가지 구성 요소로 설정하고, 투자자가 지각하는 투자가치와 투자의도에 어떠한 영향을 미치는지를 파악하는 것을 연구의 목적으로 설정하였다. 이러한 연구 목적을 달성하기 위해 재개발 투자 경험자 및 투자 희망자를 대상으로 온라인 설문 조사를 실시하였으며, 수집한 자료는 SPSS 26.0 통계 프로그램을 사용하여 분석 하였다. 분석 결과 다음과 같이 나타났다. 첫째, 재개발사업 투자환경 중 경기수요환경, 수익환경, 비용환경이 투자가치에 유의미한 영향을 미치는 것으로 나타났다. 둘째, 재개발사업 투자환경 중 경기수요환경, 금융환경, 수익환경, 비용환경이 투자의도에 통계적으로 유의미한 영향을 미치는 것으로 나타났다. 셋째, 투자가치는 투자의도에 통계적으로 유의미한 영향을 미치는 것으로 나타났다. 마지막으로 이러한 분석 결과를 바탕으로 시장의 투자자의 행태를 살펴봄으로써 시장에서의 실무적 대응이나 정책 제도 운영에 의미 있는 시사점을 제공하였다.

The purpose of this study was to set the investment environment for redevelopment projects into five components: economic demand environment, policy system environment, financial environment, profit environment, and cost environment, and to understand how it affects the investment value and investment intention perceived by investors. To achieve this research purpose, an online survey was conducted for those with experience in redevelopment investment and those wishing to invest, and the collected data were analyzed using the SPSS 26.0 statistical program. The analysis results were as follows. First, it was found that among the investment environments for redevelopment projects, the economic demand environment, profit environment, and cost environment had a significant effect on the investment value. Second, it was found that among the investment environments for redevelopment projects, the economic demand environment, financial environment, profit environment, and cost environment had a statistically significant effect on investment intention. Third, it was found that investment value had a statistically significant effect on investment intention. Finally, by examining the behavior of investors in the market based on these analysis results, meaningful implications for practical response to the market or policy system operation were provided.
