부동산감정평가에 활용하기 위한 GIS 데이터 종류 및 포맷 연구 = 공공분야 테이터를 중심으로

국문 초록 (Abstract)

GIS는 부동산감정평가에서 공간자료 및 속성자료 수집, 저장, 분석에 그 효율성과 효과가 크게 나타날 뿐만 아니라 진보된 공간 분석과 모델링이 가능하다. 이렇게 효과적인 GIS는 감정평가사들에게 평가 업무에 있어 효율적인 의사결정을 지원할 수 있을 것이다. 그러나 GIS를 이용하여 효율적인 평가를 하기 위해서는 우선 공공분야에서 수집ㆍ관리하고 있는 데이터들을 잘 활용할 필요가 있으며, 부족한 데이터를 보완하여 신뢰성 있고 현실적인 자료 구축이 필요하다. 이러한 관점에서 본 연구는 평가 방법별로 필요한 데이터 목록을 작성하고 이들 자료들의 특 성을 분석하고자 한다.

다국어 초록 (Multilingual Abstract)

Not only does GIS provide real estate appraisal fields with outstanding effectiveness to collection, storage, analysis of spatial and attributes data, but it also give them a chance to be possible for advanced spatial analysis and modelling.
It might be providing effective way to decision making for those appraisers. In spite of advantages of appraisal using GIS, data collected from public fields preferentially need to be use and make it reliable. Therefore, this study made an inventory of data needed by appraisal method, analyzed features.
