부동산학 연구 흐름과 특성 분석|RISS 상세보기

국문 초록 (Abstract)

창간호부터 2015년까지 부동산학보에 게재된 1154편의 논문을 대상으로 계량서지학적 방법을 통해 전반적인 부동산학의 연구동향에 대하여 알아보고, 비정형 데이터 형태인 논문의 제목과 키워드를 조사하여 텍스트 마이닝을 이용해 분석하고 시각화 하였다. 분석결과 부동산학의 학문적 토대가 형성되어가면서 부동산학과 관련된 논문의 수는 점차 증가하고 있으며, 연구주제에 있어서도 시대별 사회현상과 정부의 정책을 반영한 후속연구들이 지속적으로 발표되 고 있다. 키워드 분석을 통한 부동산학의 연구주제는 ① 부동산중개, ② 부동산금융, ③ 부동산 시장분석, ④ 부동산정보, ⑤ 부동산마케팅, ⑥ 총론, ⑦ 부동산관리, ⑧ 부동산개발의 8개 분야로 분류되었으며 부동산 가격과 관련된 주제의 연결빈도가 가장 높고 매개중심성과 연결중심성을 가진 핵심어로서의 역할도 하고 있는 것을 확인할 수 있었다. 향후 연구가 추가로 필요한 미성숙분야로는 도심재생, 재개발과 관련된 키워드가 선별되었다. 텍스트 마이닝을 이용한 분석결 과는 전통적인 학문의 연구동향 분석 방법론을 보완하는데 유용할 뿐만 아니라 사회현상을 반영하는 부동산학의 연구과 제 및 발전방향을 제시할 수 있다는 점을 시사하고 있다.

다국어 초록 (Multilingual Abstract)

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to find research trends, research methods in real estate field by analyzing the papers published in journal of the 「Korea Real Estate Academy」 using text mining. (2) RESEARCH METHOD This research used a bibliometric research methods for identify real estate research trends. Use the keyword analysis examined the time-periodic research topics and the connectivity between words. (3) RESEARCH FINDINGS Papers relating to Real Estate department has been steadily increasing and also increased co-author of the paper. The main topic of research was the Housing and Development. The major keywords were as the ‘price’, it is associated with words such as ‘housing’, ‘market’, ‘sale’, ‘apartment’ confirmed that the research is in progress. 2. RESULTS As a result of the research, The Real Estate study subject by a keyword analysis is divided into eight clusters. Additional research is needed to immature areas it has been selected keywords associated with ‘urban’, ‘regeneration’, ‘redevelopment’. Using text mining results will be useful to supplement the analysis of trends in traditional academic research methodology.
