An apartment complex is a typical type of multi-family housing. The early apartments sited their parking lot on the ground, and later it extended to underground area. Recently, apartment complex that were newly built have parking lot only in underground area to better the quality of outdoor space around the buildings.
The type of apartment parking lot have changed from ground type to complex type, and finally to underground type. This study analyzes the determinants and variables that affect on user satisfaction, then provides a way to increase user satisfaction for each type of parking lot when planning use of area in apartment complex.
As for the method of experiment, the study used the structural equation modeling that can remedy the limitations in existing analysis methods. The AMOS(18.0) program that was used in data analysis explains the result of model and path diagram in easy way and also is compatible with SPSS program.
The study conducted a questionnaire survey that was designed separately for three different types of parking lot: ground, complex and underground type. The result of the factor analysis on the data from the questionnaire survey suggests the four latent variables that affect on user satisfaction: accessibility, safety, environment and supply. Also, the study could find the effect relationship between the four latent variables and thirteen observed variables.
By designing a structural equation model, the study could figure out the latent variables that have high effect relationship with user satisfaction from each type of parking lot, and the effect relationships between latent variables and observed variables were verified as well.
Looking into the structural equation model designed for each type of parking lot, the user satisfaction of ground type is likely to be affected mostly by supply. To increase supply, sufficient width of parking path and the number of lots should be secured.
The user satisfaction from complex type is most likely to be affected by accessibility, and to increase accessibility, there should be a detail plan reducing the time of finding empty lots.
As for the ground type parking lot, its user satisfaction appeared to be affected mostly by safety. To improve safety, there should be a detail plan to increase the safety of pedestrians from accidents in parking lot.
The user satisfaction of whole type parking lot with a combination of three different types is most likely to be affected by accessibility, and as well, a plan reducing the time of finding empty lots may help increasing user satisfaction.
If the result from the structural equation model can be applied when planning parking lot in apartment complex, a significant increase of the user satisfaction of parking lot is expected.
