소득계층을 고려한 직주균형 지표의 개발과 주택정책적 함의에 관한 연구 = Jobs-to-Housing Ratio Disaggregated by Income Strata and Its Housing Policy Implications

다국어 초록 (Multilingual Abstract)

This paper theoretically develops and empirically applies the jobs-to-hosing ratio classified by income group in order to take explicitly account of jobs-housing mismatch caused by discrepancy between income and housing expense. Disaggregating the traditional Jobs-to-Housing(JH) ratio into a series of Jobs-to-Affordable Housing(JAH) and cumulative JAH(CJAH) ratios by income strata and applying to the case of Seoul, it demonstrates that the JAH and CJAH ratios provide more useful policy implications than the JH ratio with major findings as follows. In the case of JH>1, jobs-housing mismatch is more serious in lower-income than higher-income households. In the case of JH<1, on the contrary, higher-income households experience more serious jobs-housing mismatch than lower-income households. Even in the case of JH=1, jobs-housing mismatch still occurs in lower-income households while higher-income households must lower their housing service level for jobs-housing balance.
