Coworking Space was created as of 2005, and has been rapidly expanding since wework, a global shared office company, entered the domestic market as the first store at Gangnam Station in August 2016. Sixteen years after the concept of "co-working space" was created and seven years after it was actively introduced in Korea, various changes have occurred in the co-working space industry due to rapid growth and interest. As competition heats up and consumer demands vary, the co-working space market, which used to provide only space to small companies, is changing. The essential purpose of the co-working space is to rent a building, divide it into small spaces, and lease it back to the office. Recently, co-working space operators are expanding their businesses by providing new services such as renting event spaces such as party rooms and corporate seminars, operating part-time, and operating them as distributed offices of other companies. It is time for a specific and intelligent strategy for differentiated systems and target marketing that can be diversely configured for changes in users' needs and changes in times, and variable space according to events, not just for renting workspaces.
If you operate a co-working space targeting a large number of unknowns, it is difficult to create a specialized service space because there are many limitations to designing additional spaces for a particular group. However, if the target occupation group is limited, a space can be constructed to provide work support services or programs depending on the characteristics of users in the industry. Coworking Space, which is operated according to the characteristics of users, meets the needs of niche customers at certain locations and has differences in expertise.
For basic understanding and characterization of "Coworking Space" and "IT Enterprise", we investigated prior research and theoretical research and analyzed the conceptual and characteristic correlation between "Coworking Space" and "IT Enterprise" to summarize the characteristics of the co-working space design for IT enterprises.
First, it allows users to use furniture that can be changed to suit the characteristics of the frequently changing co-working space and can be easily moved, revealing "liquidity." Second, the space is divided by the flow line in the basic plane, and the space that gathers in the middle is placed so that communication and relationships between users are naturally formed on the flow line, revealing "sociality." Third, it is connected to each other through IT technology without spatial and time constraints, revealing "convenience" to enable communication and easy work. Fourth, it creates a comfortable and pleasant working space atmosphere with natural elements and materials, giving comfort in the space and making you feel "friendliness" as if you were at home. Fifth, creativity is an essential factor in the nature of IT companies' work. It is designed to reveal "funny" to improve workers' creativity and work efficiency.
Most of the companies that mainly use Coworking Space are startups, and many of them are IT. There is a reason why it is a promising job in the fourth industry, but the IT industry does not require much initial capital compared to other industries, so it is possible to start a business with minimum capital and minimum number of people with telecommunication equipment such as computers and tablets. Therefore, in this work, among other occupations, we propose the design of co-working spaces for IT companies.
We hope that research on IT companies' work spaces will continue and use them as basic data for designing co-working spaces within IT companies or co-working spaces targeting IT companies.
