This paper examines the structural readiness of Korea’s public real estate transaction data for AI agent–based analysis. Unlike prior studies that focus on applying AI models to housing data, this study investigates how data infrastructure should be restructured to become “AI-ready.” A systematic analysis of 12 API endpoints provided by the Ministry of Land, Infrastructure and Transport identifies structural deficiencies—non-standard data formats, the absence of transaction identifiers, fragmented schemas, and the lack of machine-readable metadata—that fundamentally constrain AI agent–based analysis. To address these issues, a normalized multidimensional data model incorporating a self-describing schema is proposed. Reorganizing approximately 56.9 million transaction records from 2006 to 2025 reduces storage requirements by 28.1%. A large-scale AI agent benchmark using four models from two vendors (Claude Sonnet 4.6, GPT-5.4, Claude Haiku 4.5, and GPT-5.4 mini) to answer 30 real estate policy analysis questions demonstrates that the proposed data structure consistently reduces token consumption by 16–29% across all models, with statistical significance confirmed for three models (Wilcoxon signed-rank test, p < .05). The efficiency gains increase with question complexity and are more pronounced for lightweight models. These findings suggest that a self-describing schema and normalized multidimensional data model enable AI agents to autonomously analyze housing market data without external guide documents, thereby enhancing the accessibility and efficiency of housing market analysis for policy practitioners.
