상업지역에서 대지 분할에 따른 용적율 변화에 관한 연구 = A Study on the Variation of the Attainable Floor Area Ratio by the Site Division

국문 초록 (Abstract)

도시공간을 구성하는 대지, 건물, 도로라는 기본요소가 현행 건축법규의 제한하에서 달성가능한 용적율의 확보에 미치는 영향과 그 변화를 알아보고 장차 도시개발에서 획지분할이나 도심재개발에서 대지 분할의 기준 설정을 위한 기초적 연구로서 단일대지의 일회 분할시 용적율 변화를 규명하고자 하였다. 따라서 대지면적, 대지형상비, 접도조건, 접도폭등의 대지조건과 사선제한, 건폐율, 법정용적율, 인접대지 경계선에서 이격거리 등의 법적제한조건을 변수로한 용적율 변화추세를 파악할 수 있는 일반식을 구하고 평면적 대지분할에 따른 도시공간의 입체적 개발의 한계 및 변화의 체계를 규명하여 개발밀도의 극대화를 위한 구체적 자료를 제시코자 한다.

The purpose of this study is to propose the systematic site division method which can afford the high level of land use. In order to compute the attainable floor area ratio, the formulas have been made for the cases that varied by site condition. The site conditions as lot size, ajascent road conditions, width of roads and frontage / depth ratio of site are considered. And the attainable floor area ratios are computed under the restrictions of building codes. The reduction ratios of floor area ratios are analysed in the 9 ccasses which classified by the site condition.
