대학가 인근 원룸형 주택 주거만족도에 관한 연구 : 충남 예산군을 중심으로

국문 초록 (Abstract)

초 록

원룸주택은 전국적으로 그 수가 급격하게 증가하고 있다. 현 시점에서는 보급단계를 지나 포화상태에 이르렀고 그에 따라 이전에 생겼던 단순한 문제와는 다르게 새로운 형태의 복잡한 문제점들이 생겨나고 있다. 또한 사용자들의 선호도나 만족도에서도 변화가 나타나고 있다.
그러나 이러한 변화들에 대해 공급자와 사용자가 서로 대화할 창구가 따로 마련되어 있는 것이 아니기 때문에 서로의 요구에 맞출 수가 없는 것이 현실이다. 특히, 예산군과 같은 농촌지역에서 원룸 소유자들의 연령대가 높은 경우가 대부분이다. 그리하여 최신정보에 취약하며 젊은 대학생들과 소통하는 것이 쉽지 않다. 예산군은 농촌 지역이지만 대학교가 있고 공업단지와 여러 개의 온천 관광지가 인접하였기에 원룸의 수요가 증가 하였고 수요에 맞게 원룸주택의 수도 계속 증가 하였다.
특히 공주대학교 예산캠퍼스 주변 예산읍 일대의 현재 상황은 원룸주택의 포화상태로 최신시설과 옵션을 갖춘 신축 원룸도 공실이 발생하고 있는 상황이다.
본 연구를 참고하여 공주대학교 예산캠퍼스 주변 예산읍 일대의 원룸임대업자들이 젊은 대학생 이용자들의 주거 만족도와 주거 선호도를 이해하여 시설과 서비스의 획기적인 개선으로 공실 없이 사업을 영위할 수 있게 하며 그럼에 따라 대학생 이용자들도 쾌적하고 안정된 만족도 높은 주거 환경에서 학업에 전념할 수 있기를 바란다.
현재 거주하고 있거나 거주한 적이 있는 공주대학교 대학생 사용자들의 주거 만족도 및 주거 선호도에 대해 조사 분석하였으며 이를 과거 연구들과 비교하기 위해 관련 서적, 학위논문, 기사, 통계자료 등을 참고하였다.
공주대학교 학생들 중 원룸에 거주하였거나 거주하고 있는 학생들을 대상으로 설문지 조사 방법을 이용하여 조사하였다.
과거 선행 되었던 연구들에서는 물리적인 요인이 만족도에 가장 큰 영향을 주었다면 본 연구에서는 사회적인 요인이 가장 큰 영향을 주었다. 경제적 요인은 과거의 연구나 본 연구에서나 큰 변화가 없는 적정한 영향을 주고 있다.
이는 경쟁이 심화되어 물리적 요인들이 평준화 보편화 되면서 크게 영향을 주는 요인이 되지 않는 것으로 판단된다. 원룸주택 중 희망하는 구조를 조사한 결과와 다르게 기본적인 형태의 원룸을 가장 많이 이용하고 있으며 저렴한 보증금과 저렴한 월임대료의 원룸을 가장 많이 이용한다는 것은 경제적인 요인이 더 큰 영향을 주고 있다는 것이며 기본적인 형태의 원룸이 저렴하여 혼자 이용하더라도 경제적 부담이 없고 물리적으로 불편함이 없으며 혼자 이용하기 때문에 사생활이 보호되며 자유롭게 이용할 수 있다는 사회적 요인이 적절히 융합하여 영향을 주고 있는 것으로 판단된다.

Abstract

The number of one-room houses (studio-type apartments) is rapidly increasing all over the country in Korea. At present, they have reached saturation beyond the proper supply phase. As a result, there occur new types of complicated problems, different from simple ones in the past. Besides, it leads to change in users’ preference and even satisfaction as well.
Since there is no channel of communication between providers and users in regard to such changes, it is true that they cannot meet each other’s demands in reality. Especially in such rural areas as Yesan Gun, most of the one-room owners are in old age, so it is not easy for them to communicate with young college students or access up-to-date information. As a rural area, Yesan Gun has a university while being adjacent to an industrial complex and several different spa tourist sites. Thanks to its geographical features, the demand for one-room houses has increased, resulting in more one-room houses constantly built in number. However, the entire area of Yesan Eup has reached saturation of one-room houses as it is close to Yesan Campus of KNU (Kongju National University), and some of the one-room houses even with the newest facilities and options are vacant.
Therefore, this study aims to find out young college students’ residental satisfaction and preference and help one-room house providers improve their facilities and services innovatively and enhance their business without vacant rooms in Yesan Eup near Yesan Campus of KNU, further leading to helping college students focus on studying in pleasant, stable and highly-satisfactory residential environments. Thus, this study investigated and analyzed the residential satisfaction and preference of KNU students who live or have ever lived in one-room houses and referred to related publications, dissertations, news articles and statistical data in order to compare with past studies.
As research subjects, this study selected KNU students who live or have ever lived in one-room houses and conducted a questionnaire survey. Most of the previous studies showed that physical factors had the greatest influence on residential satisfaction, while this study discovered that social factors have the greatest influence. Without a considerable change, however, economic factors maintain proper influence on residential satisfaction in both this study and the past studies.
The reason why physical factors have less influence on residential satisfaction seems to be because they have become standardized and generalized with competition intensifying. Contrary to the results of surveying one-room house structures college students want, they actually use basic-type one-room houses most. Preferring lower deposits and rents shows that economic factors have greater influence, and although basic-type one-room houses are inexpensive, residents hardly experience physical inconvenience. Especially as they mostly live alone, their privacy can be more protected with more freedom, which shows that social factors also have influence to some extent, being combined with the other factors.
