    The purpose of this study is leading the landlord to participate spontaneously and guarantee continuous and activated public open space. For the way of the study, the target is an exceed public open space which is the spontaneously participated part. And range of the analysis is factors that control the density of land and social system factors. Standards of the analysis are area of exceed public open space, exceed public open space per total floor area, Gangnam-Gu, Seoul is the regional range and case of the analysis. The consequence shows what influences on guarantee for public open space, they are building coverage ratio, floor area ratio and site area, gross floor area. An institutional standard regarding this is to let them place public open space jointly in the small scale site.
