流通團地의 開發戰略에 관한 연구 = A Study on Possible Development Strategies for Logistics Complex

Logistics plays an essential role in balanced distribution of production and consumption within one country. As logistics industry becomes more spotlighted day by day, logistics complex development becomes promoted as emergent project to cluster distribution facilities. Thus, the purpose of this study was to discuss superior plans such as methods and procedures of logistics complex development, national logistics system and urban logistics master plan; analyze actual profile of domestic and overseas logistics complex development; and thereby address elements related to location, which is most important in the development strategy for logistics complex, so that it could suggest the development strategy based on selecting location.
Logistics complex is a complex that comprises clusters of distribution facilities, so it is necessary to develop it as a comprehensive complex to perform all-inclusive functions beyond simple distribution facilities, in the interest of fostering a core of logistics and regional economy. For logistics complex development, it is required to review superior plans including national logistics master plan, urban logistics master plan and comprehensive logistics complex development plan. And it is also required to develop regional functions or facilities, if necessary, depending on developmental orientation of various plans, based on which candidate locations should be selected. Once candidate locations are selected, it is required to examine locational determinants via empirical survey based on appropriate measurement methods, and finally determine a highest-ranking location as final candidate for development. For the final location, it is important to measure many items and select a final candidate location for development.
Logistics complex is a multiple facility available even for end consumers beyond simple logistics functions. So it is impossible to select a correct location for logistics complex, because it gets involved with complicated interests among various distribution companies. Therefore, it is important to carefully review location for logistics complex from environmental, economic and social perspectives. But rather than determining final location through such a review, this study fully considered potential determinants on the location of logistics complex, so it is expected that the results of this study will be positively used for making decisions on the location of logistics complex.
