서울시 자율주택정비사업의 건축특성에 대한 연구 = Architectural Characteristics of Seoul‘s Autonomous Housing Improvement Projects

국문 초록 (Abstract)

본 연구는 다변화 되고 있는 자율주택정비사업의 건축 특성을 분석하기 위해 서울 내 완료된 40개의 사업지를 대상으로 필지, 도로, 건물의 관점에서 분석하였다. 사업의 방식에 따른 규모와 편차를 확인하였고, 필지 결합 양상을 살펴보았다. 접도 요건을 충족하기 위한 방식과 건물의 결합 방식을 유형화 했다. 해당 사업의 제도적 특례 사항이 적극적으로 활용되고 있음과 제도를 넘어 도시적 역할의 수행 가능성을 발견했다. 본 연구는 도시·건축 단위에서 체계적 유형화를 통해 자율주택정비사업을 가시적으로 이해하는데 기여하였다.

This study categorizes the architectural characteristics of diversified Autonomous Housing Improvement projects and identifies theirimplications. Based on 40 completed cases in Seoul, the analysis examined lot consolidation, compliance with street access requirements, andbuilding integration. The findings indicate that projects in Class 1 general residential zones actively used floor area ratio relaxation throughthe provision of rental housing. Lots were most often consolidated along the north–south axis to reduce the impact of solar access setbackregulations. Sites without street access adopted strategies such as road dedication, incorporation of road segments, or consolidation withadjacent accessible lots. Smaller building-agreement projects maximized residential floor area through shared cores, while larger projectssubdivided their building masses to create better harmony with the surrouding urban context, often unifying materials and forms to achievecoherent streetscapes. Overall, the completed projects show diverse approaches to the use of small lots and highlights cases that aim tocontribute more actively to the urban and public realm.
