프롭테크 스타트업 투자의사결정기준에 관한 연구 - 투자자 관점 비교분석을 중심으로 - = A Study on Investment Decision-Making Criteria for PropTech Startups - Focused on Comparative Analysis of Investor Perspectives -

국문 초록 (Abstract)

본 연구는 디지털 전환시대 부동산 시장에서 주목받고 있는 프롭테크 스타트업의 투자유 치에 필요한 시사점을 확인하고자, 부동산 분야와 벤처투자 분야에 종사하고 있는 전문가들 을 대상으로 프롭테크 스타트업 투자 시 중요하게 고려하고 있는 결정기준에 대한 연구를 실 시하였다. 부동산 시장에 디지털 기술을 활용한 새로운 비즈니스 모델들의 출현에 따라 많은 투자자들이 프롭테크에 주목하고 있기 때문에, 본 연구는 프롭테크가 활용된 스타트업의 성 장을 위한 투자활성화가 필요하다는 측면에서 실무적 시사점을 제시했다고 할 수 있다. 연구 결과에 따르면 (1) 투자자들은 시장대응력과 같은 무형자원을 중요하게 생각하고 있고, (2) 아 직까지 프롭테크가 중요한 기술원천이라는 인식은 형성되지 못하고 있으며, (3) 스타트업이 가지고 있는 조직능력보다는 성장 잠재력이 더 중요한 요인이고, (4) 전문분야에 따라 다른 투자의사결정기준을 가지고 있음을 확인할 수 있었다. 이 연구결과는 프롭테크 스타트업들이 제공하는 서비스에 대한 경쟁력이나 매력도 중심으로 투자유치 전략을 수립해야만 하고, 프 롭테크 시장은 창의적인 비즈니스 모델만 있다면 많은 투자자들의 관심을 받을 수 있는 시장 임을 시사한다.

In the era of digital transformation, proptech startups have emerged as a notable investment opportunity in the real estate market. This study aims to identify implications for attracting investment in proptech startups by analyzing the key decision-making criteria considered by experts in the real estate and venture investment sectors. Using a survey of experts, the study examined the factors influencing investment decisions in proptech startups. The study found that (1) investors prioritize intangible resources such as market responsiveness; (2) there is still a lack of awareness of PropTech as a valuable source of technology; (3) growth potential is considered more important than organizational capabilities; and (4) investment decision-making criteria vary depending on the specific field of expertise. These findings suggest that proptech startups should develop investment strategies focused on the competitiveness and attractiveness of the services they provide. Moreover, the results imply that the proptech market has significant potential to attract investor attention, provided that innovative business models are present.
